We have been thinking about DVC for more years than I want to admit! :-)

We are now in the position of jumping aboard, but I did want your thoughts on a couple of things.

I guess I'm very unusual in that my first choice of home resorts still remains OKW. I love the look and feel of a free standing unit rather than a hotel or high rise condo. I love the size of the units at OKW and the location. (not *that* far into the World). A couple of weeks ago, my dh and I stayed in a 1 bedroom at OKW just for a couple of days (our son is currently working at the Disney College Program so there were great discounts). It was heaven! We also stayed at SSR in a studio a couple of years ago. It was lovely....but I still like OKW the best!

Now I understand that OKW is available from resales, but somewhere I read that if you *insist* to your guide that you are only interested in a particular resort, then it may be available directly from Disney. Is that true? We would be looking for something like 300 points. I love the idea of buying directly through Disney if possible.

Another question I have is about how far in advance do OKW members book their reservations. Now, of course, I understand that incredibly peak times like Christmas, Easter, etc. would mean calling at the 11 month date beforehand. But I'm wondering if given the age and the size of OKW would mean that there is sometimes a chance of "last-minute" booking during a less busy time of the year. It was great that I was able to make a paid reservation on a 1 bedroom directly from Disney at the last minute. Does this opportunity ever happen for DVC members - having an opportunity to go to WDW come up at short notice and still being able to use points? (We would certainly never mind where we would stay at the last minute).

Yes, OKW is available directly thru DVC . You may even be entitled to a Disney castmember discount thru your son's CP program - it might be worthwhile to check into that.

OKW purchases thru DVC will all have the 2057 expiration date while most resales will expire in 2042 (there are some extended OKW contracts available thru resale - so be sure to compare the pricing).

At most times of the year, OKW reservations using points will be available on short notice - but 60 days prior any unreserved DVC inventory is made available to DRC for cash reservations - so you are competing for those short notice reservations with those booking with cash.

We have been members at SSR since Jan 2008 and we have called on 2 occasions and got a same day reservation. Hope this helps...it's not OKW, but at least you could likely get in somewhere...;)
 
While I share your feeling of security of dealing directly with Disney for your purchase, I would strongly urge you to look at resales. You can save a ton of money especially if you are paying cash or have your own financing. I did the first 3 contracts directly from disney and the last via resale last year. I would not hesitate to do this again- saved over $ 3k. Check out the sponsor (Timeshare Store) as well as Jaki and ****'s for resale info.
 

Your guide can make OKW points available to you. But you can save $$$thousands$$$ buy buying OKW points in the resale market.
 
...and there are some fantastic deals at OKW on the resale market...

I am not sure what a CM discount is... but resales have regularly passed in the low $60s... some in the $50s and one in the $40s... Thats like half the retail price!

You have to at least explore resale... esp for OKW

I think my son's CM situation is that we would be able to buy a much smaller amount of points initially from Disney if we wanted to. 50 points? 100 points? something like that. Might be a great way to take the leap, then buy resale for the rest.

If the UYs for the resale points and initial Disney points are different, does that cause a nightmare?

If you buy OKW through Disney and then get another contract via resale that is a different UY, it will be an entirely different membership with its own membership #.

When this happens, you can not combine points for a single nights reservation without a transfer between the two. However, if you buy OKW with the same UY and title it the same way, Disney will consider it an "add on" to your current membership.

You will still have separate contracts, but they function as one. For example, if you have 100 point contact and 200 point contract with the same UY, they would function as one big 300 point contract.

IMO, I would try for the same UY. Good luck!
 
You can buy a closed resort like OKW through Disney. And since your son is in the College program definitely check into the CM discount. I have heard that you can get a great discount using the college program cast member discount.

It sounds like you are ahead of the game in that you know where you want to stay and are planning on buying there. And by buying direct from Disney you will get the extended deed for 2057.

I think you already realize you might pay less buying resale. However, many of those contracts on the resale market are for the shorter lease. Even on resale you pay more for the longer contract, so there won't be as big a gap between buying resale and direct.

One suggestion is that when you buy your 300 points you have it split into two or three contracts. Then if you ever wish to sell only a portion of your points you can. And if you ever wish to sell all the points, then small contracts sell the quickest on the resale market.
 
You won't always be able to get OKW at the last minute. Especially if you want a studio, two bedroom or GV. Not to say that you wouldn't be able to get it, just don't plan on it every time. Sometimes you may be lucky, other times, no.

It would depend on the time you are thinking of as not so busy. Early Dec is busy, even for OKW. Marathon time is busy because you can walk to the start from OKW.
 
We purchased at OKW this past November and booked a dedicated 2br for 5/25-5/29/10 which was only 6 months out. We purchased an add-on at BWV this week and used the banked points to add Saturday night to our 2br OKW reservation. This is Memorial Day weekend too. At the same time, we booked a ressie for a studio-PV at BWV for 11/30-12/04/10. We were told that only the garden view was available and not the boardwalk view and this is over 8 months out. My point is, it might be that more is available at OKW on shorter notice, it might depend on the time of year, it might depend on the room size or it could be a combination of all of the above. Just joined DVC family made my 1st reservation last week for 6 night in mid May and had no problem getting dedicated 2 bedroom villa at OKW, I realize it is not peak season but was very happy about how easy it was. I was not specific on the property just looking for something for a "women get away" (no kids, no husbnds) and OKW happened to be available and I was told it is quiet and relaxing which we need. I am excited to try all of the properties! Already have ressie for BLT 2 bedroom in Feb for my family!
 
:) But it is still the rule that you cannot book AND travel in the last 4 months of your UY, right? So these last minute trips could not be then, correct. My UY is Dec so I could not book and travel last minute from Aug-Dec, right? Just checking...

This only applies to non-DVC resorts. For DVC, you can book and stay with no restrictions.

So, with a Dec UY, you can call in October and travel in November if you want to go to one of the DVC resorts. What you can not do is call and book a room in, say, the Disney Concierge collection (ie: book a room at the Poly).
