I paid a $500.00 deposit to DVC for sartago springs for $99.00 a point for 210 pts. I was using DVC finance to purchase points. I recently found out that I could purchase resell.
My question is will DVC refund my deposit and how is finacing done with purchasing resell.

What are the perks/disadvantage of buying resell?

As of march of this year, contracts purchased on the resale market are restricted in use. You can't use those points for ressies on DCL or non-DVC disney resorts. You can still use them for RCI. If you never plan to use points for disney cruises or to stay, say, at the Poly...then this really has very little impact. The main perk is being about to buy for thousands less than direct.

Yes, DVC will refund the deposit. Simply tell them you have changed your mind and want it refunded. It won't be an issue at all.

There are companies that will finance your resale purchase for you. Give the TSS (board sponsor) a call and they can really help give you the details.

Buying resale can certainly save you a lot of money right now as the prices through Disney are just crazy. As mentioned, the resale points are a bit more restricted than if you purchase through Disney.

However, the perks for the points that get purchased from Disney are just that PERKS! Disney can change that at any time. So, even though direct purchases can trade for the Disney collection, etc. now, it can change down the road.

My point--it makes no sense to pay about $30 - $40/pt more for something that is not guaranteed to continue!

Good luck!

If we're going to advise based on hypotheticals... hypothetically Disney is less likely to punish people who bought directly than resale. So direct may be the "safer" bet. ;) They're also not likely to take away something from someone who already paid and expects this 'perk' i.e. they took the disney collection away from new resales but not old ones.

Ok..so I found a resell at Sartoga Springs for 150pts/64per pt for total price of $10,025 (including closing cost). With 100 points for 2010 that need to be used by 2/1/2012. that's a total of 250 pts initally.

I have came across other deals at other resorts that are around the same price as Sartoga Springs but cost more to buy wholesale at DVC (example AKV at DVC $120.00 but resell at about $74.00) which is cheaper than buying SSR at $64 resell and $99.00 at DVC.

My question is would it be in my best interest to purchase a resort based on the total cost saving per point?

SSR saving per point= $35.00
or
AKV saving per point= 46.00

Are people who buy resell before DVC decides to change the contract/agreement affected by the new changes or are they grandfather in?

With Disney it is best to buy at the resort you want to use the most. You can do reservations at 11 months out at the home resort and 7 months out at any other.

If you intend to use the points to stay at the Disney resorts then resale is fine.

The only problem I find with DVC is that if you want to sell you have to do resale, then wait for Disney to decide if they want the points back. Then they decide that they will reduce the perks for resale. There is no selling back to Disney direct. They have you over the rock.

But you can rent the points if you can not use them so you can keep even with the payments.

No - nothing to be gained by the greater cost savings at some resorts in resale vs direct. Now if AKV were the resort that you had to have then it would simply be a nice gain to you that you could get it for $46/pt less thru resale vs direct. Otherwise if SSR is what you like then you are better off buying that over AKV because the overall cost is less. Also, SSR maintenance fees are less than AKV so you have a saving there on a yearly basis when you compare.

Regarding resale - the prices you see listed are often negotiable and I'd always make an offer and see what happens.
