Tuesday will be very interesting

BOARDWALK/210/already $75.00 per point plus closing

Beach club/100/ already $86.40 per point plus closing

Beach CLUB/25/already $90.00 per point plus closing

OLD KEY WEST/60/already $76.00 per point plus closing

Remember no 9%-10% commission involved with time resale broker firms.
I think about 1% in listing fees and commisions to ebay, maybe a little more,
1.5% at the most.

anyone want to make sincere predictions on what final bid, on any of the four auctions, or all four auctions.

I am not surprised by the Beach club, they are so hard to get, but the boardwalk is a little surprising. Anyhow, I agree that Tuesday will be interesting.

Looks like a mixed bag at this point -- some degree of rationality on BC, BW way too high, and OKW ludicriously low. But it's early yet. These bidders may yet reach $120+ again when the bidding gets serious.

I agree this will be interesting to watch...especially for anyone who's thinking of selling.

I've never sold anything on ebay that was had a selling point nearly as high as these will be, but aren't there higher fees for selling certain types of things. I'll have to go over and check, but I'm pretty sure the sellers will get hit with some higher fees than me selling a pottery bowl! :)

If I'm understanding what I read correctly, I am totally wrong and wow! I think the sellers are getting a great deal! Very Interesting Information I discovered:

Listing Fees for Timeshare and Land:
Listing Type Duration Insertion Fee
Auction Format 1-, 3-, 5-, 7-, or 10-day listing $35.00
Auction Format 30-day listing $50.00
Ad Format 30-day listing $150.00
Ad Format 90-day listing $300.00

And it looks like the Final Value Fee is only $35!

For most "normal" items it is a percentage of the final sale price. For Timeshare and Land it looks like it's a set price.

BOARDWALK/210/already $94.76 per point plus closing

This is higher then buying direct from DVC. Someone recently reported buying BWV direct from DVC for $89.

How do you do the closing without an sales agency? Has anyone done this?

No personal experience, but I think you just work through a real estate attorney of some kind. The biggest risk, frankly, is to the buyer in a situation like this.

jusr curious but how would disney do the right of first... Wouls the seller then have to call disney- or are you in the clear?

It's Tusday What happened? I couldn't find the auctions to see what they went for. :earsboy:

just use a title company for closing like timesharetransfer.com... runs about $250... really it is the same as FSBOing your home which, we've done without a hitch in the past...
we plan on using this very same methodl to try and sell our 300 pt OKW contract when we get back in april (long story- but it centers around a house in colorado and a land development deal)... we hope to sell our stripped (250 pts coming next year) march uy contract for $68/point... we'll see what we get...

bidder probably balked or was rejected by the seller...

Not to be negative, but it sounds more like a shill bid to drive the price up. If not, why would it have dropped by over $4K? That is an awfully big difference.

Also, seems interesting that the high bidder is the same on all three listings from the same seller...

FINAL PRICES

BOARDWALK/210
$75 per point plus closing costs

BEACH CLUB/110
$87 per point plus closing costs

Beach Club/25
$92 per point plus closing costs

OLd KEY WEST/60
$77 per point plus closing costs

Who ever got that one probably is thinking they got a deal but it has the smell of ROFR all over it. IMHO Disney will own that one in a couple of weeks time.

Actually those final stats make me feel better since they're mostly in line with reality. I agree that the BWV will be ROFR'ed if that can be a verb. :rotfl2:

Anyway, when the first one went so high, it made me nervous - I wondered what would happen to the resale market. But it looks like people are already starting to do their homework.

Bet the guy with the first auction is feeling like he had a pretty good idea right about now, to be the first one.
