Just spoke with someone from DVC at Disney today and I was joking about waiting to add any more points until Contemporary Villas were announced...like maybe next week ;) He chuckled a bit and said that SSR still had a long way to go to sell out and when Phase III opens for sale this January it will add 4.3 million points to the inventory. I think our community is having a population boom!!! That's a lot of happy times ahead for a whole lot of people!

He did say that any announcement of a new DVC would be by press release and that the DIS boards would probably know about it before the employees of Disney. Guess we can't spend endless hours speculating about a new sign again...although it was fun while it lasted. :p

If the average family buys 200 points it would take 21,500 new contracts---
Its taken them 15 years to get the 95,000 members. Adding another 21,500 new members/contracts would take them at least another 3.5 years to sell out SSR at that rate, not to mention that they keep buying points for sale (RoFR) to sell at the sold out resorts.

4.3 million can't be right. Phase 3 will have 176 units. Thats 24,431 points per unit. Divide that by 51 weeks, thats 479 points per week/per unit! I think someone was pulling your leg there!

There are two grand villa per building and twenty dedicated 2 bedrooms per building. The rest are lock-off units.

Actually, 4.3 million points for phase III is about right.
Phase 3 consists of 6 buildings w/ 46 units each for a total of 276 units. (Counting 2-br lockoffs as 1 unit). A 2-br is about 15K points/year, and a GV is about 32.6K points/year. Multiply that out for 6 buildings, subtract 2 to 4% held back by DVD, and you get about 4.3 million.

I guess the difference is based on the number of DVC units. I read that it was 176 units, you have 276 units. Six buildings x 46 units per building = 276 units. Your number of units makes sense.

2 grand villas
22 ded two bedroom l/o
22 studio and ond bedrooms

I came up with 4,686,900 total points, if all units were sold and all weeks used. But we all know that Disney keeps "X" number of units/weeks for maintenance and cash rentals.

4.3 million - let me get my checkbook! That should be just enough points for me to live there. :rotfl2:

Of course you're all welcome to join me. :rolleyes1

Hey, Starwood...
Would you be willing to sublet any of those points?

When we bought 6 years ago, there were only between 30,000 and 40,000 members, so they have about tripled in 6 years. It shouldn't take long at all to sell another 21,500 contracts...
