3 QUESTIONS!

I'm at the start of my research to see what is best for us purchasing DVC.

#1. I was wondering what are some perks/ advantages (in your opinion) of purchasing resale or directly from DVC?

Is it possible to purchase timeshare directly from someone looking to sell theirs? Has anyone done that? I'm guessing that isnt the most efficent means, but I thought those were the only 3 options. What would you do? DVC, Resale, or Private Sale?

#2. Can I get more points in the future? I have toddlers now and I am planning on staying in the studios which is less points than the 1-2 BDRMS. When they are teens (GULP) we might want more room, but I doubt we'd want it for 10 years or so.

Can I add points to the contract I get now? That looked like it wasn't possible. Did I understand that correctly? I noticed people stating they have multiple contracts. How does that happen?

#3. Which Resort Would you Choose?
SSR looks great, but I LOVE where BW and BC/ YC are located - I love being able to walk to MGM and Epcot. Where is the new one they are building? What's it called. I can't remember...

I can answer number 2 for you.

Yes you can add on points. As little as 25 if you can pay cash for them or as little as 50 if you need to finance through Disney. Of course you can always buy smaller or larger contracts through resale as well.

As far as number 3 it's really personal preference. If you wouldn't be happy at any other place besides the BC/BW area then buy there. If you are happy staying anywhere then it doesn't really matter where you buy.

#1. We bought directly from Disney. I thought it was fairly painless process. I got in at the end of VWL and got discounted points and an extra year of points(but that was awhile ago). And with Disney's FROR everything has to go through them anyway.

#2. Yes you can add on. We are looking at doing that now. Trying to decide if we want to try to add at VWL or somewhere else. Maybe wait for AKL? Try for the same use year to keep things easy to track or for an opposite use year to open up our ressie options. No easy decisions.

#3. I'm biased but VWL is our favorite, it's just hard to get into sometimes (smallest DVC on property). We just stayed at BWV and it was nice. I liked having Epcot right there and the Boardwalk to play on in the evenings.

I'll try to hit these one at a time:

1. Resale is usually cheaper through a broker like The Timeshare Store. Now, though, Disney is running a great special on SSR, $86/point. There are many threads that will tell you all about it. I would not recommend going private sale. It is a lot of money to lay out without an agent on your side. There really aren't too many benefits to going through Disney other than the lower closing costs and the financing option. Disney will probably save you around $500 in C.C.

2. You can add on more points later if you'd like. Disney will sell you add-ons at a minimum of 25 points per contract. Adding on may become a habit.

3. The rule of thumb is buy where you want to stay. We bought SSR and absolutely love it. We went down and toured a bunch of the properties before we bought. It was also important to me that we get the extra 12 years that SSR had, since we are young. Remember, if you generally travel off season, then you should be fine reserving any resort at the 7-month mark. Animal Kingdom Villas are in or near Animal Kingdom.

What kind of credit/ income level does Disney financing approve? Asking b/c Im self-employed. Not too many lenders like that. (But we are doing GREAT! Photography Studio - mainly brides).

I assumed I'd have to put it on a credit card...but I thought I would ask since a few of you mentioned Disney's financing. Do they have a magic credit score number they are looking for? Some lenders put more weight in some areas and not others. Thought I'd ask...

Oh and any idea how long the SSR promo is running? Did it just start?

You never really know how long these promos will run. This one has been running about a month now and could run until they sell out SSR so they can start selling AKV, but it could also end tomorrow. I am not sure. The last promo similar to this ran 2-3 months.

How often do they run promos? I dont really care what the promo is - not picky!
 

Hopefully, I can add a little info without repeating what everyone else has already said:

1. Generally, resale will be cheaper, but it's a lot more hassle. Also, buying resale, you can purchase a smaller contract -- if you buy through Disney, your initial contract must be at least 150 points. If you buy through Disney, you don't have to go through ROFR, a major hurdle when buying resale. With Disney, (as I understand it), you're in the computer right away and can make reservations immediately -- with realse, it takes 1 or 2 weeks to get in to the computer. Right now, with the $86/point incentive going on at SSR, if that's where you want to buy, then I'd buy direct from Disney. I'd also buy Beach Club direct through Disney.

2. Can't think of anything to add that hasn't already been said.

3. This is personal preference. As has been stated, the adage around the board is "Buy where you want to stay". SSR (and probably AKV) has the advantage of the contract lasting 12 years longer than the other properties. Many families with kids seem to like Beach Club for the pool at Stormalong Bay (Stormalong Bay pool?). I bought Boardwalk sight-unseen, just based on what I read here on the boards.

From what I've gathered from the boards, the only difference is the amount of down payment you'd have to make. e.g. the better the credit score, the less the down payment required.

SSR's list price is $101/point. In the past they have frequently had $8/point discounts so this current incentive ($15 off per point) is one of the better deals. I've seen posts stating this promo will only run through the end of this month and I've seen posts claiming it will run until at least Nov 15th.

To get this discount, you have to be referred to DVC. That means when you first contact DVC, you need to give them the name of an existing DVC member. Without a referral, you will not qualify for the incentive price. There is a thread somewhere on DIS/DVC boards where people are offering to provide referral info.

Trebor - Quick follow-up question. I understand why (with the current promos) someone should buy SSR directly from Disney, but why did you recommend buying BCV from Disney as well? This is good info for someone who is considering possibly buying at BCV in the future:)
 
Thanks for all your help! Anybody have any idea on these questions?

Has the number of points required to rent at XYZ Resort increased over the past 10 years? I would guess so, but I haven't had that confirmed yet. I'm wondering if I should expect an annual increase, where in 5 yrs I'll have to purchase more points to be able to get a studio anywhere. Does that happen?

Also, on average, how much do the maintenance fees increase annually?
