I found this interesting topic on yesterland.com:

Disney officially announced a Disney Vacation Club (DVC) in Newport Beach, California, in March 1994, but Disney never began construction. There were no public plans for a Disney Vacation Club at Disneyland Paris, only a perfect site at the Disneyland Paris golf course. In both cases, Marriott Vacation Club built beautiful resorts instead of Disney.

Disney’s Mountain Lodge in Colorado
Imagine a ski-in/ski-out Disney Vacation Club resort—Disney’s Mountain Lodge—in Colorado’s Vail Valley. Visualize two five-story wings with 115 studios, one- and two-bedroom vacation homes, and three-bedroom Grand Villas, emerging from a central five-story atrium lobby. In your imagination, add a fitness center, retail space, and a Community Room.

What's ironic whenever I hear about the Eagle Pines DVC that never was is that that was one reason why I convinced DH to buy-he loves to golf and that sounded so promising. But we also first heard of the DVC at Hilton Head at the sales tour so he doesn't miss Eagle Pines DVC at all.

Disney made the right decision with the Newport Beach location. Being Marriott owners, we have stayed at the Marriott Newport Coast Villas a couple of times. Our first visit was in 2002, when there were only a couple of buildings, and the view was great. Now it is fully built and we were not impressed at our last visit in 2008. The resort is huge, and the buildings are staggered on the hill. Most of the buildings don't have a view of the ocean. It is not close to the beach, and there is not much to do in the area, especially without a car.

Plus strong rumors (though not as strong as the above options) for a HI resort at the time.

Ha ha, you should never visit So-Cal without a car. We are definitely a car culture.
