Speaking of closings, when I lived in Iowa the State had outlawed title insurance so there were no title companies. When you bought a property, you hired a lawyer who examined the abstract of title and gave you an opinion on whether it was marketable. Closings were held at banks or in lawyer's offices.
 
Rich-- I disagree with your analysis that it makes the seller look greedy and untrustworthy. That's the beauty of ebay for a seller. He can tell himself, "Well, if it goes for "X" amount, great, but otherwise I'll hang onto it." I've done that myself.
 
I second that thought, being an avid e-bay seller and buyer, I cannot fathom why a high reserve makes him look anything but shrewd.

Since it's actually 2 contracts instead of one, I wonder how the closing costs will run and how much the title insurance will add to the cost. Hopefully the closing agent will give a break and the total closing costs and title insurance won't be more than around $800. And no way I'd get by this type of sale without title insurance.
 
Hey Dean, how did you know this was two contracts as opposed to one? Did I miss reading it?
 
I have my sources. Two 170 point contracts I'm told. BTW Rich, I assume anyone who lists on an auction tries to put the reserve around the minimum they'd actually agree to sell it at. If I were selling it in this circumstance, I'd want to sell at about what I paid or a little more. I still say it can be a good deal for the right person, even at $70 pp. Just make sure about the extra fees and costs.

The bidding is slow, I can't wait to see it go. We should all meet in the chat room a couple hours before its over and have a little party. We could even make bets.....or have a pool....yeah, there's an idea......everyone picks a winning bid and we all send a check for $10 to the winner!!!

Come on Rich, I've just done some homework. Don't go giving folks the wrong impression about me. I can get myself in enough trouble on my own. LOL. Frankly, I hope it sells for $70 pp or higher.
 
I hope it does too. I hope it nears $80, but I am not that confident that it will go above $84, I am putting my bet in the pool at $78.25.

Anyone else?

Yes, states he has other points and just doesn't need them. I didn't ask more. Seemed like a reasonable enough guy. Give me $70.33 pp and the winner must be under (can't go over).
 
Just an update ......

Current bid is $22,200.00 ($65.29 pp)
 
I'd say the pool is for the ebay bid price, not the total out of pocket as we may never know that for certain.
