1st time DVC purchase: Polynesian or Copper Creek

We tend to avoid the theme parks around Thanksgiving & Christmas, so that probably won't be a deciding factor.
 
I understand your DH’s reservations about a timeshare, however, DVC is not your grandma’s timeshare. 😉 It has historically held its value so that if you buy resale, and choose to sell later, it’s really not that much of a gamble. That, coupled with the ability to rent points should we not be able to travel, was what finally sealed the deal for my hubby. You can walk away with some very inexpensive (yet deluxe) lodging at the end of the day. 😁

As to which one, your own pros & cons lists seem to point to CCV much more than Poly, IMO. 🤓

In my own experience, I do own a small contract at Poly & I love it (tiki torches/tropical theming, dole whip, great studios, resort monorail, walkability to TTC monorail & boat, solid food options -inc @ VGF, fun pool, etc)… but I am currently looking to add-on at Wilderness Lodge (hubby fell in love with BRV, but CCV is more economical in the long run, so we’ll see!). WL has better food options (in our opinion), plus it feels more secluded and tranquil… that’s what is driving us to want to add on there. 😍

Both are fantastic resorts, but in order to book at CCV, you *usually* need the 11-month advantage, and you rarely do at Poly… so, that would seal the deal for me, but it’s up to you & whatever would make your family vacations best for you! Best of luck!! 🪄
 
It sounds like you enjoy the theming of CCV more. I think your choice is between that theming and location. For me, with two young girls, I’d pick PVB with immediate on/off monorail access to Magic Kingdom and Epcot, this alone making for a much more relaxing trip. For us, transportation can make all the difference in whether a whole trip feels easy and thus relaxing.
 
I'll just throw out there to expect multiple lounge and restaurant re-themes over life of contract. Lots of VWL people can tell you about what happened with Artist Point, for instance; Geyser Point is fairly new. At Poly, the QS at the Oasis Pool is newer, and the CC menu gets switched arorund every couple years or so. Kona and 'Ohana have been mostly stable, but that's no promise for 25+ years of that.
 

With two teens, the second shower at Poly makes a lot of sense. The studios are large, and nobody has to sleep on a pull out couch. The resort map makes it look like walks are long, but the resort is very compact. If it is super hot or rainy, you can walk through the buildings. I love the Poly. We own at both Poly and Copper Creek. For studio stays, the Poly room wins for us every time.
 
I was just on lake view right by the ferry. The ferry was quieter than I remembered. I could have lived without the leaf blowing/pressure washing/construction materials moving at 9AM, especially after EMH and Boo Bash.

Yep - ferry's are nothing. It's the grounds crew and their leaf blowers. A few years ago they were by those rooms at between 7-7:30am. :eek:
 
I prefer the PVB studios themselves over the CCV studios especially if it's 4 people. PVB location is great for transportation to get to other monorail resorts and Epcot. When the boats are operating at CCV then it's a relaxing way to get to FW and CR. It's also a relaxing walk over to GF from PVB though - never thought of it as a sweat fest. :) And the walk to the Ceremonial house isn't long and being able to walk to the TTC counters the distance to the main ceremonial house IMO.

I catch a preference to CCV from your posts. The main thing that causes hesitation is the limited number of studios there vs demand. If you can book at 11 months and have even a little flexibility though I'd think you could be ok especially if avoiding December. If you are going to avoid Oct-Dec then it would be even better.
 
Most of the time, I think we will be avoiding Oct-Dec stays. Once the kids are out of the house and it’s mostly DH a and I going, we will probably go to WDW in Jan-April with an occasional early June trip if the kids’ college and work schedules allow.
 
One option, if you really want a bit of both, is to figure out how many total points you need, then get a contract for about half that at Poly and another contract for about half that at CCV.

Upsides to this are that you have home resort advantage at two resorts, but the downside is that it's harder to book a larger unit, since you have fewer points at each resort. You can combine them at the 7-month mark if the two contracts are titled identically and they have the same use year.

Since you're already talking about only going every other year, this plan would be riskier for you than if you went every year and alternated contracts using banking and/or borrowing. It's riskier because you'd have an increased chance of unused points as they expire.
 
If you’re on the fence, I’d go CCV. It’s great value if you get a good buy, and poly isn’t that hard to book at 7 months. CCV studios are so competitive, you have to own there to have a shot.

It isn’t like youre staying CCV til death do you part. Book poly or AKL or BLT theme park view this year. And if DVC overall isnt for you, sell. People talk about this like you’ll hold until you die, because that’s how it’s sold. That doesn’t have to be your plan at all.
 
Your description reads to me that you love CCV, but that you could settle for PVB for all the reasons you've stated. Personally, I'd go CCV (as in, that is what I did, though I'm in the process of adding on a small PVB contract). As much as I like the convenience of Poly and other MK and Boardwalk area resorts, there's something about CCV that really makes it an "escape" and a place to relax. Perhaps because it is slightly remote, and so few people go through it, it feels like I *can* take my time and breathe -- yet it's a nice boat ride over to the MK (and monorail), boat ride to the other MK area resorts (once the boat resumes again), and a bus or lyft/uber everywhere else. Getting a studio at CCV during peak times of year does require owning there, whereas Poly often does not, and the point chart at CCV is much friendlier, allowing you to stay longer with the same amount of points (or upgrading to 1BRs if desired). It's relatively easy to switch to Poly at 7 months if you decide you'd rather stay there.

If you were going every year, I'd advocate what a few said above - buy some at CCV and some at Poly and alternate resorts from year to year. Additionally, if you are considering direct, both also offer fixed weeks; while you said your travel time may vary, if there's a week you'd really like to travel frequently and it is a busy one, a fixed week locks in the point cost AND guarantees you that week every year, but you can always cancel the fixed week, get the points back, and use it for any travel date. I own three fixed weeks but have yet to use them; we bought them for the future, when the kids are grown, and its just the two of us primarily traveling (as the kids are in high school and we are no longer pull them out of school for vacations when we can avoid it). I also figure that as the market learns more about Disney's Guaranteed Weeks, it will also add some value to the resale contract should we - or our kids - ever decide to sell.

What I hate is the special CCV fixed weeks (run disney) don't tranfer on resale. Just the week they are on. At least that is what I have read in the past.
 
I love the theme and vibe of Poly, but I cannot get past the lack of flexibility. The buy in is expensive, and your options are only studios or bungalows. Too restrictive for the cost IMO. CCV is cheaper and more flexible with room types. Now, CCV is slightly less convenient, of course, but it's still got the boat to MK. To get elsewhere, yes, you are bussing or driving.

So, for example, if a listing said the following, what would be the first month/year that you'd be able to use points?
Dec 2021: 0 points
Dec 2022: 150
Dec 2023: 150

Does it mean that between Dec 2021 & Nov 2022, you have 0 points available to use unless you borrow some from the Dec 2022 use year?

Correct and correct. The owner of the contract has borrowed all of the points that would have been available on December 1, 2021 into the current use year (which, for December is actually 2020).

More likely transferred the points to another contract or has a reservation (prior to closing) that would use those points since borrowing is limited to 50%.

True: borrowed, transferred, or some combination of both. Regardless, there are no points available until December, 2022.

I don't see how that's possible. They are written into the association rules and the fixed week is in the contract.

I thought Run Disney was just a numbered week anyway?
