We arrive at 11:00 pm and will check into our time share the next day (2 persons). We only need the room to sleep, and will checkout early the next morning for our first day at either Sea World or Universal Studios. We have a rental car. Just need a clean room and free breakfast is a bonus but not necessary. Any recommendations...thanks.
 
For something that's going to be a quick turnaround I'd suggest that you look into hotwire.com or priceline.com. Though you should be cautious with your bidding - I always suggest that a bidder/buyer never go below a three-star level with either of these online companies.

For Priceline (name your own price), I'd suggest focusing a bid on the Universal Orlando Resort Area-International Drive North area if you think you're first day will be at Universal Studios or on the SeaWorld-International Drive-Convention Center area if you go to SeaWorld on that first day. You ought to be able to find a three-star or better hotel room for $50 or less.

For Hotwire, a few three-stars should pop up at $50 or less.

With that late of an arrival, I'd personally want to stay somewhere close to the airport. May two favorite options (the Hyatt and Marriott) aren't necessarily budget, though.
 

Yeah, use Priceline. Choose 3* or better in the Universal area. You could add convention area too, that's pretty close. We got a nice Radisson in June for $40 for the night. It had free wireless and sleep number beds. That room was actually nicer than our RPR room at Universal that was 6x that much.

If you are flying in, I would suggest an airport hotel. There are quite a few just north of the airport and some can be inexpensive. I usually am on the Disney Cruise line Disboard and this is a topic that often comes up (for those flying in the day before their cruise) so there is lots of suggestions there. Many people do priceline for this and since I would not hesitate to stay at any north of the airport (there are some west of the airport I might think twice about), pricline might be an option.
 
I'd use priceline and take an airport hotel. We've stayed at the Marriott for about $40 per night. However, if you do this, make sure you let the hotel know that you may get in late because when you book thru PL they only hold the room until midnight unless you let the hotel know you will be late.
