11-month premium?

Ok, I am still fairly new to DVC. I am not an owner, but plan to be within the next three years. I am preparing and learning all I can before I get into it. I was recently reading on another thread people talking about paying a premium for the 11-month booking window. What is this premium they were talking about? I thought--if you buy direct--all points cost the same and there were no extra fees (except annual dues). Even if you buy resale, whatever price you buy the points at, the 11-month window is "included" with your home resort, right? Could someone please answer this for me?

The premium is the difference in price between the home resorts . It's not so much different between them now since all the sold out resorts are now $130 pp . But there was a time they had different price on each resort . Not sure what the active resorts are selling for so ill just make up a few numbers they won't be way off . GFV is selling $145 BLT is selling for $160 your paying $15 more per point for BLT that's the premium they are talking about . Cause owning the home resort is the only way to get the 11 month booking window .

IMO the 11 month has no value cause I am not picky . But if you want to be ALMOST guaranteed a spot at your home resort your going to want to buy that resort , depending on the price difference between the resorts will determine if your paying a premium or not .

The premium also extends to resale sales as well. You can easily pickup a Hilton Head resale for $50 per point, as compared to $90-100 for Bay Lake Tower. If you do not have to stay in a specific resort, some folks feel that buying at a cheaper resort is the best option. Keep in mind, however, that maintenance fees at some of the cheaper resorts (Hilton Head, Vero Beach) are quite steep, so what you save in the initial purchase, you could give back in maintenance fees over the long haul. If you go with this theory, I think Saratoga Springs is the best option, as it at least guarantees you a spot on property, and maintenance fees are reasonable.

This theory is not for me, as I have a resort that I want to stay at 80% of the time, thus making the home resort premium worth while for me. And for that matter, I bought my home resort "cheap" before all of the price hikes.

There is no "premium" per se. However, some resorts cost more than others to buy into.

For the most part, most of the WDW resorts now have the same direct purchase price, $130/point. AKV ($150 but with lots of incentives), VGF ($150), and BLT ($165) cost more. (Note I'm ignoring non-WDW resorts.)

The resale market is completely different. Prices are all over the place, with BLT at the top (VGF should be even higher once these start appearing en masse) and OKW and SSR at the bottom.

The only important thing about a Home Resort is it gives you the ability to book 11 months in advance, vs. 7 months for non Home Resorts. This can be very important for, unlike cash rooms, DVC rooms tend to book up much earlier. During popular times of year and for popular categories of rooms, it's pretty much essential to book right at the 11 month window. Examples include Thanksgiving at most resorts or Concierge rooms at AKV.

As essentially a timeshare, Disney has sold nearly 100% of capacity at its DVCs. Very often, the only resort that can be booked on short notice is SSR. Perhaps the hardest thing to get used to with DVC is having to book your DVC stays many months in advance.

Not knowing what you were reading, I can only guess. If you were reading about rentals, some folks that rent points will charge a premium to secure their home resort for renters at the 11 month window. For example. $15/16 per points for a GCV ressie at 11 months out vs $12/13 per point rental at the 7 month window when any points can secure any reservation.

Sorry, that was me. I was just talking about the fact that some resorts cost more to buy into, as others have noted. That's true for both direct and resale. The difference between the price of the cheapest resort and the most expensive is in a sense a premium that you're paying, mostly for 11-month booking privileges, but potentially also to get lower dues or a longer expiration date.

With purchases at Aulani and GFV, DVC offers an opportunity to purchase a fixed week, which carries with it a premium regarding the number of points required to purchase for that privilege.

If you own a fixed week at either of those resorts and choose not to use your fixed week you will have all of those points available for other resorts or reservation options. If you choose to use your fixed week, the premium (above and beyond the usual points required for that week) will apply.

ARS and GFV are the only resorts where this is an option (at this time) and affects only those who have purchased the fixed week option where they "own" a specific week each year unless they choose not to exercise that option. The premium only affects the fixed week reservation.

I ask because I talked to an agent right after VGF went on sale and she said that all points cost the same amount regardless of home resort (but different resorts required different amounts of points to stay in, obviously.)

That's either a lie or they are twisting the truth , by only mentioning resorts they are actively selling . There has always been different prices for different resorts . Things have leveled out a bit since all the sold out resorts at WDW are the same price $130 pp . The resorts they are actively selling are more money .

Example from when I bought 2 years ago SSR I bought $110 pp AKV was selling for $120 pp and Alauni was selling $150 pp

Its worth noting that you might pay less for the "not actively selling" resorts, but you may need to go on a waitlist if they are actually "sold out." Disney will reclaim points through ROFR and foreclosure and eventually you will get your points - but many people who want a sold out resort find the resale market much faster.

Frequently, however, resorts aren't really sold out - they just are "not actively selling."

That's what I was thinking too cause they don't blatantly lie in my experience .

Look at the point values of the rooms too cause that may make you get more or less from the points purchased . That is something I didn't consider when buying . Had I thought of that I may have been more willing to pay the higher dues at AKV to have the better chance of getting those value rooms . I actually got a 1BRV room with my first DVC trip at 7 months . But to me I like bopping around anyway I won't be staying at the same resort trip after trip . Unless I have to but I am pretty flexible
