I asked about that during the signing frenzy. The supervisor said that Florida law requires that timeshare owners be assigned a specific real ownership as in a condominium purchase rather than a co-op. This is probably in response to the fabled "Wanna buy some Florida swampland?" and limited partnership scams of the past.
