**ROFR Thread 2014 JULY-DEC** Please read 1st post for instructions

Another 6 months have come and almost gone, and I will volunteer for another 6 months of running this thread (Jan '15-June '15).

Now it's your turn to let me know if there is any other information that you'd like to see on the chart? Has the chart been easy for you to read/follow? Should I continue with both the list chart and the CODE chart? Any other input????


One thing I was thinking of adding is listing the asking price and the selling price to give everyone an idea of what kind of offers are being negotiated. Not sure if this would be useful. :confused3

Love the chart. I think that asking/selling prices is great info.
 
During my purchase process, this thread has been the MOST useful. I've been able to determine pricing for negotiations, and been able to follow along and see whats being taken and whats passing. Thank you again for your time and effort.

Thanks so much. I really think the ROFR thread is the most useful thing on disboards, it's awesome you've taken on the task.

I wouldn't list the asking versus final. It really isn't useful IMO since every seller is going to be different. It would be a different answer if DVC itself was price negotiable direct. But since almost every resale is a unique seller, listing that information is irrelevant to future contract negotiations not involving that specific seller.

The whole point of the rofr thread is figuring out what range a given seller "should" negotiate to. But it doesn't at all mean that they will. Such is the nature of a market for a relatively illiquid asset such as real estate.
 
I think the list price would be a good addition.

While every seller is different, it would be nice to see the trends of list vs. actual. It may not help the final sale, since ROFR success data is starting to play a bigger part, but as a curious person, I would find it enlightening.
 
I agree with showing the list price. I think that it would be quite helpful.

I would love to see further milestone dates....Estoppel letter received, Closing date. I've learned that ROFR is just the beginning and I'm playing the waiting again and fishing for who is hearing back for estoppel.

Understand if we want to keep this focused on ROFR...I'm sure this is enough work!!!

Agree... I didn't need a history of asking prices to know a fair range of what my offer should be...all I needed was what is being offered and accepted and trending ROFR (which you thankfully provided in a handy list!). Asking prices were all over the place, but do trend some, and I was able to see that through listings.
 
I do not think, asking price matters, one more number for new people to get confuse on. What the price was offered and at what price disney took it matters the most to put an offer.

You are right.... the thread is work. Sometimes after I enter new data, some other random list gets messed up. It is weird. Not to mention all the time that is wasted editing the people that don't follow the correct format. :lmao: Oh, and don't forget all the posts where they never come back and let me know if they passed or not. :headache:

Broker called yesterday to say Disney has it in their hands? Said to go ahead and schedule closing or something like that!?

Likely to be ROFRed but it's our 2nd DVC purchase, and although we want it, we aren't in a hurry and it's not a must have. Still what do you think the chances are of passing ROFR?

BLT, 200pts, no 2014, 100 2015, 200 2016+. $85pp, buyer pays prorated maintenance.

Id love to get my hands on BLT, but am happy at our BWV as well ;)
