DVC - a completely newbie question...

I know, I know, this should probably be on the DVC boards, but I just had a quick question and I know you all, so I'm asking here...

If you rent points for a DVC stay, do you pay the taxes and fees associated with getting a hotel room? Does anyone know of or have any kind of a spreadsheet breakdown on when it gets more cost-effective to stay in a DVC?

I'm not sure if I'm going any time soon , but my sister asked offhandedly if DH and I would like to go with her and her family in 2009, so of course my Disney-zilla side has reared its ugly head, and I want to start planning NOW!

No taxes or hotel fees. You deal with the member directly not Disney. You pay how ever much the renter is asking per point and that's it. So if you calculate how many points your trip will cost, let's say you need 50, and the member is asking for $10 per point, then you will pay $500. That's it, no other cost. Remember weekend nights require higher points and some members may ask for more per point. Also keep in mind members can book at their home resort 11 months in advance so depending on what month in 2009 you plan to go, it isn't too early to plan or book your trip.

Exactly like pp stated. You can also add the dining plan and Magical Express. The dining is paid for at the resort.

I might pose this to her, though, 'cause it might allow us to stay at a deluxe for only a little more than what we had paid for two rooms at the Pop Century...

Can you get park tickets too, or do we get them separately?

You can buy your park tickets at WDW, but you can buy them seperately. If you know for sure you are going, buy them now, since the price of tickets will probably go up at least twice before 2009.

Go to the rent-trade board on the DVC section and read lots and lots of stickies. When you think you have a good understanding of how it works, ask lots of questions there.
It involves a lot of trust between the member and the rentee and many people are just not cut out to deal with that. If there is any doubt that you feel like you might get ripped off by the member, bite the bullet and rent through CRO. It is not worth the mental anguish that I see rentees putting members through questioning the validity of the transaction.

If you have the stomach for it it can be a fun transaction for both you and the member. I have rented out a few times and the people I rented to were a pleasure to work with. It was fun listening to their plans (once the reservation was done) and it was fun getting pictures from them of their vacation. The one thing that I kept as a rule was I rented happily to those who knew exactly where they wanted to stay, when they were going, type of villa and the number of points that they would need. They did their homework and did not make me walk them through it.

When we rent our points out to our friends we just say "it's ten bux a point and the stay is 60 points", and they write us a check for 600 dollars. It's really easy. Don't worry about taxes and stuff, it's a private transaction between you and the person who owns the DVC. (Hah, ten bux is the "friends and family discount", my DH thinks we barely break even on it...)

(my bold) welllll, that's not completely true. For example, during off seasons at OKW you can stay on my points for 10/night (if you're related to me ), and the total cost for 6 nights is 60 points, so a studio in OKW works out to about a 100 bux a night vs the rack rate of what, 240?

But I wouldn't call OKW "deluxe", I'd call it nice moderate. Same with VWL (our home), it's *almost* deluxe but it's not monorail (which is what I consider deluxe).

I don't know about booking "regular" rooms through DVC since we always stay at DVC on points, haven't ever used points to stay at, say, the Contemporary because I don't think the deal is good at all!

True--OKW is our favorite, but less of a deluxe feel than other DVC properties--still far above a moderate IMHO. Boardwalk, Beach Club, Animal Kingdom, Wilderness are all attached to deluxe resorts, so if you like that experience, you will be paying far less than a regular deluxe hotel room (especially Sun-Thurs), with the added benefit of a microwave. (I think deluxes have fridges already?).
Be warned, though-- there are legions of folks who rented points for their trip, only to come home as proud DVC owners-- I speak from experience!

Thanks, all - I'm going to be a dork and make a spreadsheet... Hopefully I can convince my sister (and DH) that we should do this!

I've stayed in many of the deluxes, and LOVE the Wilderness Lodge or would like to check out the Boardwalk or Beach Club. I don't care if it's a monorail resort. (I even liked the Pop Century, but it'd be nice to have a non-bedroom place to kick back while the kids are asleep.)

The rates are the same high prices as regular deluxe resorts. Hundreds per night. I did a quick peek and it says $265/night is the lowest and that's at AKV (value studio most likely) to $1210/night which is also at AKV.

couple of other notes:

-studios at DVC resorts have 1 queen bed and 1 sofa bed (except for OKW studios, which have 2 queen beds). if you're making use of both beds, somebody's gotta settle for a pullout...

-DVC "rentals" do NOT include daily mousekeeping, which may or may not affect your perception of "deluxe-ness." (OTOH, CRO bookings for DVC resorts DO get daily mousekeeping.)

We have rented points for our past 5 trips and again for Christmas 08. Over the past few years we have built a nice friendship with one family we rent from and have a great trust in them. We have been very lucky and have always dealt with great people. We even bite the bullet and are paying for weekends this year. I do not care so much for having my room cleaned everyday, so this works great for our family. It is not for everyone. My sister hates not having cleaning everyday and is staying at POP so that she can have someone clean everyday.
