WWYD? need advice on DVC resale purchase

Which DVC resort do you recommend for basically the same price?

Hi all!

I have rented DVC points 3 times and have decided to take the plunge and purchase a resale! :thumbsup2

The problem I am having is that I have two options and my DH and I are having a tough time deciding between the two. Can you help us?

First let me say that I love BOTH resorts that I am posting here. I would love to have either as my home resort. :goodvibes

1. BWV - 220 points (134 available now and all 220 available 4/1/07)
84.00 pp and 550 closing costs for a total of 19,030

(our thoughts here....
a. greater amount of points for basically same investment


2. BCV - 200 points (this would be direct thru Disney and I would have to wait until a contract comes up...guide thinks 2 months or so)
95.00 pp and 125 closing cost for a total of 19,125
our thoughts:
a. less points but this property seems to keep its value
b. pool is great for our kids (7mos, 4 and 6)


If any of you own any of these timeshares please let me know:
1.How easy or difficult is it to use the 11 month window for one or the other? (I wonder this if some year we want to try another resort...)

2. Is BCV a better investment or would you judge them to be about the same since they both end the same year? BCV is more $$$$ worth it???
 
I'd personally take the BWV option. Not only do you get more points but you have a better shot of booking a Standard View room, which makes the points you have go even further. Or, you could book a BoardWalk View. None of the views at BC come close to that.

You mentioned the BCV pool with relation to your kids. Please remember you're making a decision that you'll have to live with for up to the next 36 years. Some of your kids may not even be joining you on trips after another 10-12 years.

Make the decision based primarily upon the feelings of you and your spouse. You're the ones who need to live with it in the long run.
 
just a thought you could buy 220 pts thru disney at ssr for 18920 plus 200 closing and get it now just a thought 86 a point
 
It really depends upon where you want to stay the most. If you LOVE BCV, then you should buy there. If you se no advantage to BCV over BWV (you like them both equally), then that is what I would purchase.
 

I agree with BWV if you like them equally. More points, standard view. Sounds like a win-win situation to me.
 
Points will go farther at BWV - you really need the home resort booking advantage to reserve standard view rooms. IMHO, those are the best bargain on property. With the home resort booking advantage at the BWV, you can also lock in a guaranteed Boardwalk view room - again, one of the better views/bargains on property.

On the other hand, if you want to be able to take advantage of the BC/YC/BCV wonderfool pool complex on a regualr basis, you'll need to buy BCV.

If you ever plan to stay in a GV, BWV has a few. BCV has none. You'd need the 11 month advantage to get the GV at BWV. Also, if you want a BW view, you'd also need the BWV points.

No dedicated two bedrooms at BWV. You can get dedicated two bedrooms at BCV.

You get SAB at BCV. You get Luna Park at BWV.
 
Call me crazy! I would at least consider going through Disney and getting 100 points at each, BWV and BCV. Then you could bank and borrow, mix and match, or whatever you want to call it...for example, borrow next year's BWV points and add to this year's and stay at BWV this year while banking your BCV points to the next year and stay at BCV next year. You'd have the home resort advantage each year and still be able to enjoy both resorts. Someone correct me if I'm figuring this wrong, but I think it may be the best of both worlds. Although not the least complicated solution, lol...Good luck with your decision! ;)

I concur with this advice completely. :thumbsup2

Mom B's advice about buying a contract at each and alternating stays has some good merit too, though personally I wouldn't do it for the quantity of points you are looking at in total.

I don't understand. We've rented a two bd @ BWV? Do you mean because one is an attached studio?

Yes, that's the definition of a lock-off 2BR. A dedicated 2BR doesn't have the second entrance door into the hallway and the second bedroom can only be used for that 2BR villa and not reserved as a stand alone studio.

Only problem there is that DVC won't sell an initial contract of less than 150 points. The best you could do in this scenario would be 150 at one resort and 50 at the other (assuming a 200-pt cap.)

Acquiring the initial 100 via resale would be an option, but resales of less than 100 points seem to command a premium price. They are also much harder to come by.
 
Yes I do love your idea, MOM B but the 150 point thing plus another 100 is getting pricey.... :) I would probably do an add on in this case.

I am leaning toward BWV's I think.....Anyone else care to let me know your opinions. I would love to know who voted for BCV and why as well.

Would you be reimbursing M/F's for the available points on the BWV contract? That could change the initial investment a bit. Also, there's no guaranty that the contract would make it past ROFR @ $84 as it appears the most recent sales reported have been at least $85.
 
Honest Advice: When viewed over the total $$$ you will pay in both upfront costs and maintenance fees, the difference between BCV and BWV is pretty small. I'd pick the resort you most want and not factor the price difference into the equation.

Pure Speculation: I don't believe the current price premium for BCV over BWV is an indication that the BCV will "hold its value" better than BWV. I believe it a temporary situation based on the current supply and demand in the market. So if I'm right, BWV will actually "hold value" better than BCV when/if the market ever stabilizes. Again, the is just my speculation.

I am not sure what the M/F's are????

I spoke with Jason at the Timeshare Store and he told me that the ROFR has been 83 to 84.... should I be offering more? HELP!
 
Many times with resales, whatever points are still available for the current year, the buyer reimburses the seller for those fees. I'm not sure what the BWV fees are, but I'm thinking they are somewhere around $4.50 per point. Of course, you can offer anything you want, but for the most part, the ones that make it through ROFR are the contracts in which the buyer offers whatever appears to be the going rate, pays closing costs, and reim. for M/F's. I'm not saying that's always the case...but it would definitely give you a better chance of making it through ROFR. I personally think you should go with the BCV contract because when everything is said and done, I feel it will work out to be about the same price per point and you'll have the 11-mo. booking window @ BCV.

He might be in a better position to know, but looking at the ROFR thread, it looks like the going price has been around $86/point. It's really hard to tell, though, because all of the BWV listed that failed to pass are below the "magical" 150 point barrier.

If it were me and I really wanted that contract, I'd offer at least $85.50/point, plus part of the maintenance fees -- I think the additional $400-500 dollars could make all the difference. And when you think about it, that's only half of the one year's maintenance fees additional money I'm talking about.
 
Have you considered buying a smaller contract @ either BWV or BCV & then adding on thru DVC direct (25 or 50 point increments) to be able to own @ both resorts & have 11 month ressie window every alternate year (thru banking)?

I'd go w/BWV for ability to conserve points via standard rooms & issues we had w/BCV mgmt responding to room issues; despite benefit of the great pool scape.
