WWYD ? Help with rental situation

We moved down to Sarasota in March, rented an apartment in April and were told they were selling the apartments as condos and that ours was being sold but the new owners were "investors" and they wanted us to stay in our unit. We have been renting from them for two months now.

Well, today I called them because our rent check had not yet been cashed and I was concerned that it might have gotten lost or something. She said no, she had been out of town herself. O.k., that's good. But then she proceeds to tell me that someone will be contacting us about putting new appliances in our unit, that this was part of their purchasing contract and that they were going to wait til "we left" to do it but they, the property company I guess, want to do it right away. O.K. well, we weren't planning on "leaving" and in any event, when we would have left would not have been til April anyway...its September. But she then starts talking about "When you leave, we will just have them do the painting then too". So I am starting to get perplexed here, why all this talking about us leaving. So I asked her "Are you planning on moving into our unit at the end of our lease?" and she pauses and says "well, you know, we have our place here on Siesta Key but you never know, and of course we would give you plenty of notice" HUH?

I got the feeling that something is going on here, that maybe they ARE planning to take over our unit and have decided to do it sooner rather than later. Something is not right here, and I am starting to wonder that even if we don't get a notice here that they are moving in before our lease ends, that we are sitting here with a "its only a matter of time" i.e. we are going to HAVE to move when our lease is up.

I am considering just trying to get out of the lease so we can find a new place on "our terms", not with "60 days" or when they decide they are taking it over.

Mind you, we have been nothing but good tenants for them. We pay our rent on time, keep our place clean, all that good stuff. But I get the feeling the original property people were not on the up and up when they told us that investors were buying our unit. I think they were people biding their time til they could sell their unit on the key. And that does not make a difference as to what they told us, we don't really have any recourse on that, but I am just really concerned now that at any time, we could get a notice we have to move. Our lease was with the original company, not the new owners. I expect they could use that as a reason to get out of it, even if it was in their best interest to buy a unit with tenants who have a lease so theoretically WE couldn't get out of it.

Sorry if I am babbling here but I am freaking out. Would you just wait and see or would you start the ball rolling now. Maybe I am reading too much into it but it was a REALLY weird conversation and the stuff she was saying was like we ARE leaving, not IF we were leaving, if that makes sense.
 
what is the language of your lease? does the lease permit them to end it prematurely? the new owners have to follow the lease signed by the old. unless there is a clause granting the owner permission to make you leave the lease early, ie with 60 days notice, they are out of luck until April. I would, however, prepare yourself for looking for a new place next year.
 
We had to sign an addendum that they could give us 60 days notice, yes.
 
I would start looking then. I recently got screwed by our old landlord. Our lease ended in June, in April she told us we would definitely renew. then June 6 she said she changed her mind and was selling the house. Thankfully, I found a new place in a week, but it is not usually that easy. And 60 days goes by fast - can you use the 60 days notice in your direction as well?
 

I'd definitely start looking for a new place. I'm sorry that this is happening to you. That sounds very stressful.

I have a question, though. Why weren't you given dibs on purchasing the unit for which you held the lease? That seems to be the norm in FL...the leaseholder gets 1st dibs on the purchase when the place goes condo. They usually get a below-market rate, too.
 
The only "good" thing I see is why put in new appliances now if they are planning on moving in 2,6,9 months from now? Why not wait until when they move in so they are brand new for them?

Chrissy, we could have looked into purchasing but we had JUST moved to Sarasota at that point. We were not looking to buy anything as we are still "trying it out" so to speak. We would want to be in the area a year or two before we made a big decision like that.

I don't think they had a choice on the matter. It was part of their agreement when they bought it and apparently they want to put in the appliances NOW. I don't think they have the option of waiting til our lease is up...or when they were deciding to move in.
 
If I were you I'd call the owner and try to pin her down. Tell her you need to know if you're going to be asked to leave, and when.
