Wow, DVD had 50 ROFR's in March

Many people have reported DVD exercising their ROFR.

Below is a table showing the actual number of contracts that were bought and sold by Disney Vacation Development, Inc. for the past three years (Orlando properties only). In March of 2003, DVD made a significant number of ROFR purchases (50 total). It appears they are decreasing their buying levels to more normal levels or maybe buyers are bidding higher (hmm...).

As a side note. In June of 2002, DVD posted 4967 contract sales. I assume this corresponds to the execution of the Beach Club pre-sales. Does that timing sound right to folks.

Looks like DVD is having a bit of a slow Year 2003, similar to 2001.

Sell = DVD sold a new DVC contract
Buy  = DVD exercised the ROFR to purchase a contract

All of the DVC contracts have to be submitted to the State of Florida and the information is public domain. The table is a compilation of the public records information from 1/1/2000 to present.

I am impressed. I don't think I would have spent that much time on this!
 

I didn't invest much time. Computers are very good at extracting and compiling information. It's kind of scary the information that is online these days.

Perhaps the communication on this board of the price per point levels at which ROFR was being exercised helped buyers know at what level they needed to make thier offers. The June 2000 sales were when BCV opened and WLV were still available I believe. Interesting stuff, thanks for sharing.
 
FWIW, all of this data would appear to be based on the actual closing dates of the transactions. This explains the 0's for September 2000--they had an update to the POS and had to allow a new 15 day cancellation period for contracts at that time, and therefore did not (as far as I know) actually do any closings in September 2000 although there were many purchases (including ours) in the pipeline.

Doctor P..... That makes sense about the closing date because the Pre-Sales for BCV started in February 2002, but the closings took place in June 2002.
 
I believe all the BCV Pre-sales closed in June regardless of the month in which you signed the contract.


I bought in Feb 2002 and added on again in April 2002 and they both simotaniously closed in June 2002.


I think that explains the large number, they were actually all of the BCV Pre -sales closing.
 
May 2003 might see an increase due to the opening of more BWV units.

Will be interesting to see what happens once BCV and BWV is sold and SSR begins. Might they start pre-sales as early as the beginning of 2004?

My BWV contract is sched to close June 1, I wonder if this is a tactic to keep the stats up.
