On a resale show--one of the things they commented on was depersonalization and removing family pics AND sayings of a personal nature. Evidently, it can cause a home even in a well selling area--to sit as a dud until it gets made over from that. It's a huge distraction.

While some people can look past that--evidently those folks aren't looking at the condo and aren't interested.

Do people really look at a house or condo and not expect to paint? I can't imagine moving into a place and not making it my own, even if it is done all neutral. I just can't believe people are willing to pass up something that could be great because they had to buy some paint and use some brushes

Yes, they do. They expect it to be exactly like they want when they move in. I could never wrap my head around that idea but I guess it's true. I've watched too many resell shows plus know realtors, etc... Not only that, when we sold our last house, the realtor had someone come in and stage things that weren't even OURS in the house! They re-arranged our furniture along with brought in some fake plants, etc... I thought it was hysterical since it would never have occured to me to do the stuff -- I'm not buying the person's furniture, etc...

The thing is we had someone wanting to make a contract & they did say they liked it a lot better with the rearranged furniture.... My thinking was "umm..OK...we are taking our furniture and the fake plants aren't staying".

Blue cabinets and word stenciling is not "great". I am sure there are more great things about this gem of a condo.

Maybe, but its sad that people refuse to see the potential. I think HGTV has poisoned the home buyers into thinking that the house needs to be exactly their style for them to even consider buying it. I wish it was like that when I was a buyer, I could tell you about some gems, including the one we bought

With the paint, annoying but fixable.

However the kitchen is another matter. Kitchen remodel is bigger money to layout and for a buyer to spend big money on it in this market is a real loser. The condo is probably priced to high.

We bought a model home in 2008 and it is more about "market price and drop" than about what it in the house.

PRICE of the house is the name of the game right now. Realtors are saying, price, price, price instead of location, location, location.

I think people move in expecting to decorate--but not everyone moves in looking to undo "damage".

It is a reality and while you can't believe it, it can and does happen.

We low offered on our present house due to the fact that it NEEDED a paint job due to the filthy condition of the walls. (The hideous color choices were just an added bonus ). Had the bank (it's a repo) been able to invest a few thousand in a painter to just paint it neutral...or heck, all white--they could have made 2-5X the return on that investment.

It's silly--but sometimes...great deals are just that b/c a homeowner simply refuses to acknowledge that other people do not like their taste.

I don't refuse to see the potential. I just have to be willing and able to spend the money to correct an issue and if I can find something similar all ready to go--in a buyer's market...I'm going to buy what is easier and more convenient for me.

When I bought my present home (first house)--we had looked at another property that was cheaper. But it wasn't cheap enough to account for all the work to replace it's 1960s original everything. While it would have been a great DIY project and not a waste of money--comparitively--it wasn't as great of a deal as it could have been. The home we bought was only about $15K more on the list price and had an updated/modern kitchen some new things on the exterior and some other updates. Move in ready by comparison.

I'm by no means an expert--but if the market isn't biting on your property, the suprise is on the homeowner to think that their house was so great that they couldn't make it more appealing to the buyer.

I don't think so--the show I was referring to was a "help, my home isn't selling" show. They didn't do fancy schmancy upgrades or anything. In some cases it was all pretty basic--get rid of ugly unappealing decor and declutter and depersonalize.

What is sad is that people can take their "gem" and present it and then be shocked b/c folks have issues with it. We saw some doozies while house hunting. And it was more than just a blue cabinet and stencil issue.

One house had the leftover fixtures from their beauty salon, hideous wall paper and it was just plain terrible. In the end, that house was discounted due to the fact it wasn't the advertised 6 bedroom it claimed to be. NOPE. Only 2 legal bedrooms, 1 sort of bedroom (no closet) and the former beauty salon (not a legal bedroom) and a family room (not a legal bedroom--no door into it, wide out in the open) was all that we could figure they met.

They had this cute little "house" thing on the outside--like a very fancy storage shed that could become a play house. My kids said that must have been the 6th bedroom.

When were were sellng our house someone offered well below the asking price saying they couldn't live with the 'hideous' curtains . Nice!

The irony was that the asking price didn't include the curtains anyway - I was taking my 'hideous' curtains with me!

Needless to say we didn't accept the offer!

I expect to do cosmetic changes to a property - it would be almost 'scary' to find a house decorated EXACTLY how I would do it myself! However something 'big' like kitchen cabinets is a different matter. Could he get someone in to do an estimate on how much it would cost to repaint the cabinets and then offer a price to take into account this cost?

He's young and not very crafty.
I never considered it could be Peel-off

But the cabinet color is not a simple paint job-and that is his issue.

A little Kilz cures a lot of ills It cured some ugly wood cabinets and a door for me in 2005 to sell a house.

Update-I went to see it.

They ARE stick ons! And one stenciling is a complete bible verse-and she left a cross hanging. There is very feminire art still hanging in the empty Townhouse-and the master Shower curtain has poodles and pink feather powder puffs on it!

The blue cabinets are pretty beat up

Nice tile downstairs
The carpet is really stained and loose-for only a 5 year old place-I'm guessing it had been a rental???

He might be able to have the carpet restretched, get a firm quote first, of course. Kilz and a coat of paint could improve the look of the cabinets for a while. If they accept the low offer maybe he will have more options.

Our home was a rental and the carpet was disgusting. I don't know what it is about people not caring, I mean you have to live there, just because its not yours doesn't mean its okay to live in filth
Anyway I'm glad he found potential and hopefully they will accept his offer and he'll be able to change those cabinets

He needs Flood Insuance and the Senate went on Easter Break without extending the bill.....so lots o Americans cant close on their Real Estate Purchases until they reconvene in 13 days-if they pass it
