Their realtor has not been able to find them since yesterday. We're hoping to hear by tonight. Ugh!

lol Well, my realtor called last night to let me know that the seller's realtor cannot locate the seller. She thinks they may have gone on vacation. What kind of idiot goes on vacation when they know that a contract is about to go through? Especially when they've been trying to sell the house since March??? I'm hoping to hear something today. I'm on pins and needles now!

I know when we closed on our house we were offered a program where if something was to break or go wrong with any our appliances the cost to fix it would be covered for the first year we were in our home. Our home is only 8 years old at the time of purchase...I think the cost was $400 dollars,we opted against it which was a big mistake..in the one year we have been here we have replaced the following appliances..washer & dryer...dishwasher and air conditioner..all out of pocket! if we could go back we would have paid that 400 bucks now with pleasure. Just something to consider if it is offered to you...i apologize i forgot exactly what it was called..I am sure at closign or before closign they will give you the option.
 
UPDATE: Completely stunned. After being MIA for almost two days, the sellers' realtor found them. To put a long story short, they are now backing out of the deal. They think they'd get more money if they rented. I'm so devastated. I was in the process of purchasing paint and packing as I had a closing date and all. I cannot believe they are doing this. My realtor said their realtor is going to work on them again tomorrow as they were arguing about it today. In the meantime, my realtor is going to go to house herself while I'm in WDW next week and email me the photos to see if there's something I like. Time is running out though. I wanted to be moved in by the new school year so I don't have to deal with unpacking my classroom and home at the same time. Looks like that's going to be the reality.
 
That really stinks. These folks are delusional about renting. I know you are frustrated but in a sense it is probably better for you that it fell through. It is better to not deal with folks who will act like they have done. You never know what they will pull next or what they will try to conceal.

You want to buy a home, not a lawsuit.
 
I'm sorry Nikki. That sucks. What the heck is wrong with people. They are lucky that they were able to get a bite on their house considering the economy. I just wish that they do not get someone who can rent and are screwed out of the deal when you were all set to get the paperwork going. Karma is all I can say.

That really does suck... The realtor should read them the riot act... that said keep on looking you will find your castle.

If it's any consolation, the sellers may still be on the hook with the selling broker for any expenses the broker incurred unless the house was a FSBO (For Sale By Owner).

Once a broker has a buyer and the seller changes their mind, the broker is in a position to recoup all of his/her expenses incurred in marketing the house.

If you really wanted this house, keep in contact with the broker. It's possible they may change their mind. However, be careful of people like this. It sounds like they are all over the map.

Sorry to hear this didn't work our for you. Why back away from a buyer in favor of renting?? I think it will be a while before real estate prices head back up substantially. Boo to them. Perhaps your realtor will surprise you with an early birthday present when you get back. Hope you find something better soon!
