for windsor palms and places the like... just curious, do the private owners ever negociate or come down on their quoted price? If I wanted to stay like 9 nights instead of 6, is that possible without having to pay for two weeks? can my time start during the middle of the week, or only at the beginning? just curious on how it works and such. thanx for the help.
 
Most owners let you start any day of the week and you just pay for the days you stay. There are a few owners who only rent Sat to Sat. but they usually have that listed.
When you contact an owner ask for a quote that includes rent, taxes, fees and pool heat (if you want it). Usually you can get a little better than the stated price. If you stay two weeks or more or if it's a last minute trip then you could get a discount also. Our stays are usually 10 -12 days and we usually travel on Tues or Wed, we've never had a problem.

I agree with everything Wanda stated... but then again I always say "it never hurts to ask, worst thing they can say is no".

Windsor Palms is very similar to WH, we stayed there last year and really enjoyed it. :thumbsup2
 
thats good to hear. Our first disney vacation was at the home of my best friend who lives 4 miles away, but out of the country for the summer of '09. Full house, no cost. Cant beat that. Last year, we were in a hotel room (off property). Ok, but I like space. Taking 2011 off from disney.

Next summer will be our first rental experience. I will never do on property. Just way to costly for not enough space. Even in the busy season, with so many rental condos/townhomes/houses I would think I might have some leverage as a buyer in a seller's market. I am glad to hear I might just have that.
 

I have found that about 50% of owners will come down on their quoted price. It really depends on the details. If you are staying for longer than 2 weeks, they are more likely to give you a break. If you are booking during a slow time, they are more likely to come down. Also, if you are booking last minute and they still have availability, they are much more likely to come down, as an empty house isn't earning them any money.

As far as staying 9 nights instead of 6, I would say the vast majority of owners book by the night, not by the week.

We have booked directly with owners and have always been given about 10
% off the listed rate. We always stay 10 nights in January, so we may get a discount due to slow season. We have paid the nightly rate, not for a full second week. Using VRBO.com and Homeaway.com you can send requests for quotes to multiple owners very easily. Windsor Hills has an owners website also, I think it's windsorhillsrents.com, where you can do the same thing. I always give them my dates and ask them for their best price including all taxes, fees and pool heat.

Recently got back from an 11-night stay at Windsor Palms. I agree with all that's been said. Owners will rent for as many days as you need most times and will often be happy to negotiate, especially during slow times.
