Well I have just started looking into Windsor Hills. I know you all have tons of info but I am a little leary. We are looking at properites owned by Robinson and has anyone stayed at one of their properites? Also, tell me what places are good and who is reliable to rent from. I find it very confusing.
 
Don't know their particular properties but Windsor Hills is a great resort. I have stayed there in the past and recently purchased a condo in Windsor Palms which is similar. It's a quick ride into the parks and the water amenities are great. Just see, if it's important to you, how far you are from the pool area.

The Robinson properties are good and many have stayed there. One of the Disers knows this guy and said he is reliable. I think he only has Sat - Sat rentals. His ownership checks out with the County tax records also. I don't think you'll have a problem.
We've stayed at WH 3 times and love it. But we stayed in townhouses and a 6 bedroom. I presume from your post that you're looking at condos. Don't count out the townhouses, they're great. :thumbsup2

No we were actually looking at the Town Houses but it is so confusing I am assuming it is like Regal Palms in that it is a complex and each part is owned by a different owner. How do people know when they say 404 what it is and then again there are all the names.

When they give you a number like that then it's a condo. The condos are in eight 4 story buildings to the right of the clubhouse pool. The townhouses are in 2 story buildings to the left of the clubhouse pool. The townhouses have all the same floor plan: master bedroom and bathroom, twin bedroom and bathroom, and washer/dryer are upstairs and downstairs there's a queen bedroom and bathroom, full kitchen, dining/living room with patio doors that lead out to your private patio and splash pool (which is 12 by 12 feet). You drive up and park by your front door.
The condos are all on one level with a balcony. You park in the parking lot and take the elevator to the floor you're on. The rest of WH is made up of pool homes.

Each of the condos, townhouses and pool homes are owned individually. The owners sometimes name their homes for example George's homes are called Wishes, Dreams, Enchanted, and Fantasmic.
There is no central reservation desk at WH. You have to contact a rental agency like allstarvacationhomes or floridasunvacationhomes or rent directly from the owners. There are management people there that tend the store, gates, grounds and office but no one takes reservations.
We always rent directly from the owners.
 
Windsor Hills is a gated resort community. They have 4-story 2 and 3 bdr apartment style condos, 2-story 3 bdr townhomes and a good sized neighborhood of 5-6 bdr pool homes. Each unit at Windsor Hills is owned by an individual (or a management company).

Some of the owners have named their condos (it helps when getting a domain name) and some may own a group that they call by a certain name (ie the Robinson Properties at www.vacationcentralflorida.com).

When someone says they got 404, they mean they are renting condo unit #404 of a particular building. There are 8 condo buildings each with a different address.

These are totally self catering homes. The only cleaning that happens, other than what you do, is prior to arrival unless you want to pay for a mid-stay cleaning. There is no room service, towel exchange, OR free breakfast courtesy of a time share spiel since these are not time shares. Most places are stocked with linens, a small supply of cooking utensils, towels, a washer and dryer, dishes/glasses, etc. You will need to bring food seasonings, paper goods (toilet paper/paper towels), laundry and dish detergent, etc.

The best place to look if you want to rent direct from the owner is:

If you would rather rent from a management company I've good things about www.floridasunvactionvacationhomes.com
not such nice things about villa direct. Just realize that if you go the management company route you risk loosing your ability to try for a lower rate. It's a lot easier to get a lower rate from the owner.

Once you have a unit picked out and the address, you can always double check ownership by going to http://ira.property-appraiser.org/

If you find one you like, ask about it here maybe someone will have stayed there.

You're welcome. I forgot to mention that there are NO resort fees, but you will need to pay a $6 refundable deposit for each clubhouse/pool card that you need. The $6 is returned to you once the card is returned.
 
Thanks for all this info. We, too, are looking at WH for our fall trip but a little leery about it. I will be looking forward to any trip reports.
 
Whenb you rent direct from an owner there is always an element of trust involved - you are trusting the owners to rent you their vacation home, and they are trusting you to treat it with respect. Mostly everything works out fine.

I agree and that is what makes me leary because I think if I rent from a corporation such as Sheraton etc if there is a problem then I can to to the manager and then corporate for recourse not so with an owner.
 
We are renting the Townhouse from Dave Robinson in Dec. Other DIS'ers have given his properties good reviews. If we wouldn't have rented from him we would have likely rented from Florida Sun Vacation Homes as they have recv'd good reviews as well.

Hi! I am still looking for someone who has rented this 5 bedroom Villa. I got it from www.windsorhillsrent.com. It is #5 when you click on 5 bedrooms. It says Luxurious Lakeside Florida Villa 5 bedrooms/5 baths. It is on Daulby Street. It looks Beautiful and the owner seems very nice but like alot of you I have never rented a villa before. If anyone has stayed here please let me know how it was!!!!!!! Thanks!!!!!!!!!!!!!!!!!!!!!
 
Another advantage to renting from the owners rather than a rental agency is owners will usually allow you to rent farther out in advance. I've already got 2 houses reserved for June 2009 while most rental agencies won't allow you to reserve anything more than a year in advance. One of the owner's gave us a great rate since we booked so far in advance.

I haven't rented this home but it checks out on the tax records. These people do own that home and have even paid their property taxes. :laughing:
We've been in a few homes in WH and they've all been great. As you said this one seems beautiful from the pictures, and they have lots of amenities. I wouldn't hesitate to rent from them but I would contact them and ask a few questions. What kind of problems are you anticipating?
