Will Treehouses Be Turned Over to CRO More Often?

I was just reading through some of the posts on the Resort Board and noticed a post asking if anyone had booked a stay at the Treehouses yet? That got me curious, so I went to see if I could book a cash stay at the Treehouses for later this year. I used the Disney site and sure enough I could book a Treehouse for any night in September for $545 a night or any night in October for $650/night (the same as two bedroom - no surprise there).

As I understand the process, once the treehouses points sell out, the only way a treehouse will be available as a cash reservation will be if it is unbooked less than 60 days out or if a member is doing something with their points that requires DVC to pay cash (Adventures by Disney, Disney Cruise Line, etc) and DVC chooses to raise that cash by renting out a treehouse.

Which got me to wondering...? If the treehouses prove to be popular with cash paying guests, will DVC be more likely to turn over Treehouse nights to CRO to pay for member activities than any other type of room? This could really put a crimp in availability for non-SSR owners. (And lead to more posts on these boards about "I can't get a treehouse, but CRO has availability.") Or is there some restriction on which rooms DVC has to choose to pay for cash activities?

I MAY be wrong, but I think that not all the Treehouses have been declared into DVC inventory yet meaning that the long term " booking" trend is hard to figure.

so far DVC has put member first - which is why there was generally more OKW and SSR than BCV, BWV or VWL - so really expecting that to stay the same.

so SSR will be used but not the treehouses.

really though the new system was the exchange was from your resort.

I believe they also hold back some small portion of the available inventory, like 2-3%, to provide for maintenance issues, etc. They could potentially release this inventory to CRO also.

CRO can only book based on points they own...or turned over to them after the 60 day window. No worries on CRO booking it out.

I guess the question is, "Assuming DVD gets SSR points to put into the rental side for CRO, such as by getting points from SSR members using their points to trade out of the system, will DVD, through CRO, then favor renting the treehouses over other SSR rooms causing a disproportionate number of the Treehouses to be filled by rentals?"

The same could be asked at BLT where they could favor converting points they get by trade outs into renting MK view rooms. For the treehouses, I assume it will not happen simply because I do not believe those will be a huge success on the CRO rental market (at least not after the newness wears off). I believe it would be improper for them to do it but it is also something for which it would be very difficult to show they are doing it.

Or points they obtain by way of owners exchanging out to other non-DVC options -- which is probably, by far, the largest source of availability for CRO.

I don't know all the nuances of how those exchanged points are used, but I do know that CRO almost always has availability at DVC resorts when there is zero availability for points ressies.

Logic would indicate that if CRO has X points at their disposal that they would spend those points where they would yield the highest revenue. I don't think that's necessarily THV at SSR, but it certainly would be MK view at BLT, and probably preferred locations (or blocks of dates) at other resorts. I'm quite confident that CRO does everything they can to maximize their income. The details of that would probably never be known, and the devil is in the details.

If the THV prove popular with members, I do not think DVC will turn very many of them, if any, to CRO.

I 'm basing that on the decision they made not to assign cash guests to the Boardwalk View rooms at the BWV.

I think they will do the same at BLT for the MK view.

As others have already said, until members own the entire resort, the developer still has the right to rent out the units it owns. We won't know for sure what will happen until after the points are all sold.

OTOH...they were renting OKW "near Hospitality House" before they even made it available to DVC members for points stays. So I think there are precedents both ways.

Considering the profit tunnel vision trend the last couple of years, I'd be amazed if MK view will be exclusively points inventory. I can't see DVC or CRO passing up a profit opportunity like that.
