I've read the history of Marriott - Newport Beach and how there was speculation that Disney was going to use that land for a west coast DVC. We live in Colorado and go to Disneyland each year. Sure wish there was a DVC there...

Never say never, but IMHO unlikely. Lack of available land to develop, much higher land cost in California, local governments reluctance to allow Disney to develop without many restrictions and the relative lack of interest in previous non WDW DVC resorts all point to this idea, although worthy, is unlikely to come into being.

I agree, it's VERY unlikely we'll ever see another non WDW DVC.

It would make sense to have a DVC near Disneyland and California Adventure. I consider that onsite and don't think that falls in the same catagory as true offsite resorts like HH and Vero, since there are two theme parks attached. It would also seem that the other theme park locations like Europe might be a possibility.

Forgive my ignorance. Do people spend a week or longer at Disneyland? I can imagine staying a week at HH or VB, but for some reason it's harder to imagine a full week at DL.

Even on a point system, could one run a successful timeshare based on 2-4 day stays?

You might say as long as all they sell all the points, it's successful. But it seems like that would only work selling 100 pts each to a LOT of people. Who would buy 300 points at Disneyland? And the increased room turnover would mean higher maintenance expenses.

I really don't think they have any land available at DL for an on-site resort. Do they?

I know this is contary view, but I think Disney has only just begun to invest in resort properties. California, Paris, Hong Kong, Tokyo. I can't believe DVD has completely ruled out expansion of their program into at least one of these locations.

It's about leadership, and timing... Neither are right at this point in time.

Yes! People (including my family) spend a week or longer at DL.

For us it is very close (2 hour nonstop flight).

We like that the parks are so close so we never have to drive while we are there.

There are other places to go such as Seaworld, the Zoos, Legoland, Knott's Berry Farm, etc. The tour bus companies are excellent!

My family would definately buy 300 points to have a DVC on the West Coast. We pay about the same as you all for airfare, but it takes ALL day to fly to the East Coast.

We love the original Disney!:Pinkbounc

Yes, there is room. I was hoping for a DVC at the Grand Californian, but that never came to pass. However, there seems to be room in the hotel area of Downtown Disney. And from what I understand, Disney owns quite a large parcel of land across Harbour Blvd. Some have speculated a third park there (although it doesn't seem quite large enough for a park), while others have speculated a water park there.

Disney has more land at DL. It is just down the street and is for their third CA park, most likely a water themed park (according to the rumor mill). I believe that the original site plan for CA provided a phase 2 expansion into the adjacent parking lot. So they have the real estate, but I doubt DVD would get to use it.

Here is a great site that an OKW CM told us about:

www.screamscape.com

There are some great Everest construction photos there.

I remember reading somewhere that Marriott has just opened or contracted for a timeshare at DL Paris. Dean, am I correct on that?

The Marriott at DLP is called Marriott's Village d'Ile-de-France. I'm not certain, but I think it's open already.

My family and I are DVC members and would absolutely love it if there were a DVC property in the Anaheim area. We have made 11 trips/vacations to Disney parks, 5 of them Disneyland. I've stayed at Disneyland hotel twice, Paradise Pier once and off site twice.
I love spending time on both coasts so to speak and being from Texas a plane ride is a plane ride.
The reality of space is it does not have to be adjacent to the park, just close by. DL has worked for years shuttling people into the park area. In fact consider our DVC properties now and there is transportaion provided/required for all of them. Many of the sites around DL could be suitable for a DVC property. I think the main concerns are the difference in the cost of land.
I also think HH and VB were not as successful because of the lack of access to a park, not just that they were not at WDW.
For what it is worth, I would sure addon at California. I now have BWV, BCV, and OKW and love them all. But it would be a huge attraction to nestle in to The Happiest Place on Earth!

What was explained to me is that there is a "Snafu" in California law that will not allow a California DVC. I was told that all real estate transactions (or may be timeshare sales) must be in perpetuity. Therefore, they can not have a end date.

Wow! I like that even better! How cool would that be. A willable interest as long as dues are paid. I don't know how Disney would address the cost isuue but I like the concept!
