Will DVC Ever Expand beyond parks again?

Disney Vacation Club has three amazing properties not associated with the parks - Aulani, Vero Beach, and HHI.

Will they ever expand and open new properties beyond these? When VB originally they indicated that they might. Orlando Sentinel Published an article titled DISNEY SHORES UP PLANS TO BUILD RESORT NEAR VERO BEACH by Craig Dezern at the time. (I can't post to it, as it was flagged as spam).

It would be great to see more Disney resorts open up in DVC. Where would you like to see them? I'd love to see DC, Toronto, Colorado, and Arizona personally.

I'd rather not have any more non-park resorts. The real value to DVC is the Disney aspect....there are many other places to stay if you're wanting to travel elsewhere. So far offsite resorts seem to just bring added pressure on bookings for onsite resorts (more people using those resorts to trade into onsite resorts than those looking to book offsite).

Doubtful.

Disney has previously bought property in National Harbor, Maryland - kept it for a while and sold it; bought property in Virginia - same deal; California - I forget the name of the area but Marriott ended up with the property; NYC - it was built as a timeshare by someone else; and - I have one more that I've forgotten since I started writing this.

Vero Beach was supposed to be extended across the road but sales did not meet expectations so they stopped before it was half built. I own a few points at Vero and used to walk over to that area, and at one point had some papers on what was proposed there.

The parks are really the main draw for timeshare sales. That said, I bought and love my offsite resorts.

It all happens at the 7 month window, so I don't see how they put any more pressure on a particular resort, than an onsite resort does at 7 months. I'm using most of my points offsite in 2021. I can say that the same is true in reverse at Hilton Head in summer. Right now you can watch the rooms disappear as the 7 month window is moving along.

When someone trades out of an onsite resorts for another onsite resort it still opens up another room onsite. Many people talk about buying the 'cheap' offsite resorts with the primary purpose of staying onsite at 7 months. I've haven't seen anyone post about buying onsite with the primary goal being booking offsite. And yes, it's the 7 month window that is affected.

About ten years ago there were plans for a DVC resort near DC at National Harbor but it got scraped. While it sounded like an interesting idea, you have to wonder how much of a draw it would be to keep it sustainable year round.

Hawaii works because it’s on the beach, there’s an all inclusive feel to it. Could other locations say the same thing? We spent a weekend at HHI years ago and felt that it was lacking.

Very poor sales at VB and they got cold feet. It's happened at other off site and onsite projects - the cold feet part.

It really hasn't shown to be their forte in any way and probably, if they're smart, they won't try again.
 
Shame to hear... we absolutely love VB.... Fabulous resort, just wish the hotel restaurant was a little bit better.

Wyndham has a resort in the National Harbor development, and it is quite popular. Personally, I prefer the one in Alexandria, VA---fewer points plus just around the corner from a Metro station. DC is a great destination for a family vacation between the various Federal monuments/sights, National Zoo, plus Smithsonian museums. We could have spent our entire week just in the museums and had a great time. If you go, the cafe in the NMAI is excellent.

The California location is now Marriott's Newport Coast Villas.

The essential problem is that Disney is a mid-tier hotelier that wants to charge top-tier prices. The locations next to the theme parks can (mostly) get away with this, but once you get farther afield the comparisons start to be more obvious (and unfavorable).
 
Their track record has not been good.
Likely other programs are cheaper (especially resale), plus, IMO, Disney picks very poor locations.

HH - not on beach
VB - not close enough to a variety of restaurants & activities
Aulani - wrong island

Did they do this to save a few bucks??
 
would it even be possible to extend internationally? I worry what liabilities they may run into that way.

Those resorts have been open for 25+ years. Vero Beach opened in 1995. HHI opened in 1996. They were the 2nd and 3rd DVC resorts to open and sell.

Aulani is tricky due to the time change and travel time from the contiguous US. It’s pretty easy to book at 7 months, so why make that one home?
 
The problem to me is that most want their home resort to be a place they're going to return to constantly so the 11 month window is worthwhile. I'm not going to Vero Beach or Hawaii often but could see a WDW trip every few years.

Add in that there are only a handful of locations where resort prices even approach levels where DVC points would be worth using and it's a pretty slim chance of ever happening again. A small boutique property in Manhattan is the only thing I could see working to be honest.
 
You asked a question no one here knows but can only guess. Since you said ever expand beyond parks again I will say guess yes. Dvc is going to be around a long time long after I’m dead. Now if you would of asked is dvc going to have another resort beyond the parks in the next 10 years I will say no.
 
I'd love to have a DVC option near the international parks. Especially Tokyo, but Paris, Shanghai and Hong Kong would be great too.
However, I don't think we'll ever see it. Tokyo in particular, it's nearly impossible there.
