I do not understand. Current direct points for VWL is $155, this for 26 years.

So at what price will they sell the new VWL?

That $155 price is a function of supply and demand. Specifically, the supply of VWL points is quite small (just what DVC chooses to ROFR) and similarly the demand is small.

Disney would not be able to sell 80,000 - 100,000 points per month in VWL II at $155+ each if there are less than 25 years remaining on the contract.

Hi Laura. Resale price for VWL is $88 - $93 per point today (listed on The Timeshare Store site). So that is how I value VWL points for the 2042 expiration. It's really hard to understand why anyone would pay $155 per point for a 2042 expiration resort.

My guess is that VWL 2 point costs will be somewhere north of $160 by the time they start selling them.
 
Disney is pouring so much money into places to stay, timeshares, but not adding much of anything for additional fun. Sorry, Avatar and Star Wars is not very much given the number of timeshares they have added in the last 5 years.

In the last 5 years, WDW DVC has only seen an addition of VGF and the PVB bungalows.
The PVB studios were hotel rooms before. Maybe 1 or 2 rooms were storage before and were converted to studios?
With WL II, if rumors are correct it will be an addition of the WL II cabins plus conversions of existing hotel rooms.

Basically, the only Disney additions from 2015 through maybe 2020 will be 20 bungalows and however many cabins they add. Not much Disney hotel/DVC growth while they make the park additions. Rumors are BC/YC area hotel rooms will be converted to DVC after the WL II project.

Avatarland was 500mil

The number of hotel or timeshare nights added by Disney in the last five years is small compared to the growth of hotel and timeshare capacity in the greater Orlando area. According to the Orange County Property Appraiser, there are 69 timeshares and 282 hotels containing 88,252 hotel rooms in Orange County. That doesn't include timeshares and hotels in neighboring Osceola or Polk Counties that are just minutes away from WDW.

Flamingo Crossing is on the western edge of WDW at SR429 and Western Way. Two hotels are being planned for that area, and Disney just sold another parcel of land at Flamingo Crossing for roughly $4.25 million that will reportedly house a third hotel. In the next five years there will probably be will over 500 hotel rooms at Flamingo Crossing, an area that is currently just open land.

Disney's hotel and timeshare building could come to a complete standstill, but other companies outside the bubble will gladly fill the void.

We've haven't stayed at WL yet, but have visited many times and am always struck about how crowded that resort seems, particularly the pool area. I wonder if they'll add another pool??

They are apparently increasing the size of the Villas quiet pool but that is it. The main pool went thru a major refurb just last year which added the kids water play area but it did not change the size of the pool itself. Actually, with the fencing it appeared to me that the pool deck size was decreased.

Also, as part of the WDW experience, they've made quite an investment in Disney Springs including the roads and garages.

Not much for a company who made a profit of 6.14 billion in 2013 and 7.5 billion in 2014.

Regardless, I have a hard time calling any $1.5 billion investment "not much" for any company of any size.

You are correct, the profit numbers are for Disney, not WDW but that's over 13.5 billion profit in just 2 years, and that's after all of their bills were paid, still seems like a lot of money.
