Why not to buy into Poly 1 but maybe Poly 2 / Those Darn Bungalows !!!!

A huge reason why I will not buy into Poly1 are those overpriced / underused Bungalows. DVC made a ridiculous amount of money off the sale of these Tiny little Villas that basically sleep 6 people and where nobody can afford. I'm actually sick of looking at them on the Seven Seas Lagoon. They block the view of MK from both the beach and the Resort. A little math tells me that they were each sold to DVC owners at Approximately $8.6 Million dollars and cost about $432K in MF a year to keep up. Thats using a total of 54352 points per year per Bungalow and 7.92 PP for MF . AND THEY ARE ALWAYS AVAILABLE BECAUSE NOBODY HAS ENOUGH POINTS TO USE THEM. Its only a matter of time before they transfer some of those points to the already high Studio point chart. Now if the new Poly Tower is a separate DVC community I'm in ! Hopefully it will have a better point chart and better views. They will also be all new construction and not make over outdated rooms from 1971. What do you think ?

They tried the point transfer once, people like myself and @zavandor (I believe the number of us was 24) fought with DVC on the legality of that based on language in the contract. We won because DVC back pedaled the reallocation of points between unit types and hasn't attempted to do so again, which suggests to me we were right. The bigger issue is that the Bungalows add a lot of points to the system making more people fight for smaller rooms. I think the effect hasn't/isn't seen at Poly because of people looking to trade out for 1-2 bedrooms. I also think the fact that SSR/OKW/VB (cheaper points) can book into Poly help because they are more likely to book the bungalows (and to a certain extent the Cabins at CCV, which seem more popular). The resort to avoid will be a resort with resale restrictions that has high point cost unique units like this (Reflections was probably going to have this problem if it got build) because "cheap" points can't be bought to book at 7 months.

There is a thread that details this entire saga out, but basically it ended up with some very weird effect even between 1 & 2 bedrooms (I think at some point booking a studio and 1 bedroom was cheaper).
 
While Disney has twice reallocated points between rooms at SSR, it’s still not clear that they can. At SSR, both reallocations (first was some Studio, 1BR, and 2BR points being reallocated to Treehouses, second was creation of a standard and preferred tiering) generally were popular with SSR owners, so no one challenged them.

When Disney tried to do the same at Poly, owners pushed back as noted above, but it was never really resolved if Disney could, because they just dropped it entirely without giving a reason.

So maybe that will happen, but I don’t think it’s “only a matter of time”.

I think that’s true, and also the studios are too expensive at Poly too, and even many Poly owners trade out for cheaper units at 7 months when available. It’s frankly shocking how often Poly studios are available at 6 and 5 months.

That’s not an issue at CCV.

Buy where you want to stay also applies to within the resort - I want the large longhouse studios since I am frequently solo. I also do Aug/Sep trips where it is hot. The close location to TTC is the real benifit. The tower will be a lot farther from TTC and while I am sure it will be awesome- I prioritize location to transportation over view.

If you have a family I would not take the gamble on Poly1 if one or two bedrooms are needed. I would buy the current VGF deal for direct points especially since poly1 studios are available at 7 months except for fall/Xmas. Best of both worlds and the chance at a 2 br at either resort.

Poly is not an attractive resort to me. It has, I think, the worst points chart of the entire system. No 1 BR availability at all, the bungalows are so expensive, and their little pools are not heated!

Will be curious to see how Poly 2 works out. I initially thought it would be one association to round out the flaws of Poly, but now I am starting to think it will be a second association. I'm also curious to see the points chart and allocation of rooms. Do we know how many units it will house yet?

It would fix the resort- but it may also negatively affect both resorts. To be honest I am glad I am not a sit by the pool person because even with the new pool the main pool will be hell on earth with 300 extra rooms. And I even think it will hurt VGF as they will be waiting for empty monorails more often.
 
Another example of different strokes for different folks. We love it because we’re only two traveling and I get to stay at my beloved Poly and pay less than $800/night for one of the hotel rooms. The new tower, I’m sure, will be beautiful, but man, those walks to the GCH, bus stop, and TTC will (much like myself) get real old real fast,

I am beginning to think about 75 direct points at Riviera and 75 direct points at POLY2 if it is a different association so we can bank and borrow and take an 8-day trip using the 2 resorts once every 3 years.

We could use our 180 SSR points the other 2 years at SSR, OKV, AKV, BRV or CCV. We will travel August or January.

Over time, life has taught me a harsh lesson: there are always people who can afford things that I cannot. Just because there are bungalows showing available doesn't mean there are 20 empty rooms.

Poly is a strange resort due to the unusual room mix. If all poly owners were battling for Studios at their home, there would likely be a huge problem. But Poly overall it isn't terribly difficult to get into at 7 months; we've stayed there a number of times over the years. Anecdotally, I suspect there are a lot of Poly owners booking One and Two bedroom villas elsewhere at 7 months. That's the way the system works.
 
They are going to have to add a Third monorail to that Magic Kingdom Resort track. And a dedicated bus for Poly to the Studios and AK.
Some members may recall the details but the monorail can not add anymore since they has an incident- and now with the state taking over inspections that ship has sailed.
 
I am beginning to think about 75 direct points at Riviera and 75 direct points at POLY2 if it is a different association so we can bank and borrow and take an 8-day trip using the 2 resorts once every 3 years.

Yup , I could afford the bungalows if I skipped a year - but it would be cheaper to go to Bali and stay in the real thing so that is the real limiting factor.

I wished it worked that well for SSR owners. Their 11 million points clog the system.

Not every resort has universal appeal. If SSR was smaller, DVC would have built another resort during that timeframe. And either that resort or another (AKV, OKW) would have fallen further on people's preference list. There is no scenario where resort sizes and members' point usage is in equilibrium.
