Why is Vero Beach so much cheaper to buy resale?

Hi everyone! My family of 4 is looking to buy DVC and have been looking at all the options. We have found that Vero Beach seems to be the cheapest resale and are wondering why. (Is there something wrong with it?) I understand that there are less years left and that the upkeep might be a bit less, but why is it so much cheaper?
 
Vero is a fine resort. Resales are less for at least the following reasons: (a) despite lower price it traditionally has had the highest annual dues (several reasons for that including smaller resort, beachfront property requires a lot more exterior maintenance than inland property, and high insurance costs because of hurricane risk) and thus buying for less will not necesarily mean you will save in the long run over others; (b) it is not on WDW and thus you are subject to 7 month reservation window if you want to stay at WDW and it can be difficult to get ressies 7 months out for smaller resorts such as VWL and BCV and for all WDW resorts at a number times of year, like all of December.
 
There has never been very much demand for Vero. DVC actually offers many reduced rates for cash reservations there as well as offering up reduced point stays for many of the sales people at DVC.

Also if the resort doesn't remain profitable or at least viable, Disney has the right to sell off the resort to a third party. If sold, the peopel with timeshares there would not be part of DVC anymore. Probably not a great risk but if you see a LARGE sale of Vero anytime in the future it may be insiders dumping.
 
By where you won't mind staying if that is all that is available when you need to book. If you wouldn't mind staying at VB most of the time, buy there. But if you are only buying VB to stay at WDW, you might be shut out of certain locations, room types, views, etc.

But if your ideal vacation is a Beach Cottage at the beach, you'll need to invest in VB points. Just ask Rob. ;) He is VB's greatest fan.
 

Neither of Disney's current offsite timeshares resale as strongly as the on site properties. (Which does not make me really all that hopeful for the Hawaii resort. I think Disney has missed the target twice here, hopefully for them the third time is the charm, but....)
 
I purchased my Vero Beach points after I was already a DVC Member. I happened upon a resale contract that was priced favorably, with many banked and current points.

We had stayed previously at Vero in a Beach Cottage and absolutely adored it. We do have a July trip prior to our BWV stay at Vero coming up this year. It was nice calling in the 11 month booking for it.

I would not have started with Vero as my only resort, but as an addition for someone who already owns at WDW it is a nice add on. Also, I often use my Vero points to cruise.
