That when i call MS to book a studio at my Home in OKW i'm told theres nothing available, but when i go onto the Disney site i can easily book it for the same time ?Are they really that cash hungry?

Most of the cash inventory you see thru CRO comes from points used by OKW owners who have used those points for non-DVC options like cruises, other WDW/DL resorts and the Concierge Collection. DVD also retains ownership of 2-4% at each resort, plus any contracts acquired thru ROFR - and those points can also be used for cash reservations.

The only villas available to DVC members thru MS are those remaining in the member inventory.

There are several reasons.
  • Some of all DVC resorts remain the property of Disney, usually 2% to 4%. If these rooms are not needed for maintenance, they can be rented for cash. They are not rooms "owned" by members.
  • Another DVC Member has already reserved the room, then used that room to trade for a Disney Cruise or Disney Collection room or Adventures by Disney trip. The room then becomes available for cash to recoup the cost of the cruise or non-DVC stay. These rooms can not be reclaimed for use on DVC points, as they are technically already rented by a member on points.
  • At 60 days, and DVC rooms not reserved on points are turned over to cash reservations. This is a small percentage of DVC rooms, and these rooms can be reclaimed by DVC for points reservations. If they do rent for cash, they are "Breakage" inventory, and some of the income offsets our dues.
  • Any contracts repurchased by DVC through ROFR, foreclosures, or tax forfeitures are, until resold, legally owned by Disney/DVC and may be rented for cash.

Does that mean its possible that iwe may get our waitlist if its not rented?:cool1:

DVC also anticipates breakage inventory so it's not just under 60 days. For resort in actives sales, there's also undeclared inventory that is available for cash through CRO and apparently through RCI as well now.

which of course we'll never know why, the bummer of all this is it's our first trip as DVC members and may have to spend it at Port Orleans ,,,which is beautiful but its not why we joined.

How far out did you try making your reservation...and was it for a popular time, like spring break? DVC has historically not been the easiest to book last minute, and works best for those that can plan way ahead. Though over the years, short term bookings have seem to have become more and more difficult. Possibly due to several factors, including developers points used as incentives and just the logistics of an ever increasing member base.

Are you paying cash for Port Orleans? If you've already committed points for that Port Orleans reservation, you won't be able to use those same points for a DVC reservation...they would now be "reservation status" points, meaning they could only be used for non-DVC Disney Collection reservations.

not a popular time feb24-mar1 we were under the impression it wasn't a busy time ,it's before spring break ,we haven't booked port orleans yet,but would be paying cash since its alot less than using points.

Really, even if it's not popular, expecting to get a week's vacation at less than a month out, is not how DVC works best. Also, it's been a hard winter and many people have booked dates just to get out of the cold. If I had points, I know I would be in Florida for at least a weekend. (Good news, we're going to New Orleans this weekend!):goodvibes

are you talking this February? Sure it could happen, but you need to book way in advance. You couldn't find a studio at any of the resorts? Or are you just looking for OKW?

This feb ,not a whole week 5 nights, We just became members ,our closing was 1/29 ,we're looking at all resorts for a studio .There were a night here mainly the w/e 27-28 available.well as our agent at The Timeshare Store it's a slow time so you should be able to find something..I think we'll book Port Orleans today (cash) and cross our fingers on the waitlist.

another option is to use points at the campground? It is fun there, just rent a golf cart! Trying last minute it hard, but not unheard of. Good luck. I would keep calling.

I have to agree with OP. I ws just there on business last week and tried for a month to get BWV or BCV in any size and there was nothing avaialble. HOWEVER, all of the staff were complaining about how dead everything was, the resorts were not even half full, you could have shot a canon down the boardwalk on a balmy 70 degree night last Wednesday......to me if the resorts are that quiet, they should be opening more up to DVC. Perhaps they are the only ones who can actually afford to stay on site now!

Oh i'm calling every day ,,,The campgrounds ,do you need to bring your own camping equipt? If not thats a great option ,
thank you:cool1:

oh no - they have the cabins there, should have explained!! Little cabins with full kitchens, living room, deck, bedroom that sleeps I think 4, double and bunks, full bathroom. Alot of space and alot of fun!! We stay at the VWL, and spend alot of time over at the campground!! hoopdee do, trails end buffet, outpost shops, tennis, just walking around, petting zoo, checking out the draft horses, etc.

Yesterday when i called and asked for any studio there was nothing but like i said the weekend @ SSR,,wish me luck i'll be calling in a few minutes...

You mentioned Port Orleans, keep in mind that once you book your points there (outside of DVC), you cannot use those points for a DVC resort if one comes open.

I don't understand what you mean by open up more to DVC, or how they could accomplish that? If rooms were traded by Members to the Disney collection or to RCI, those rooms are no longer in DVC inventory. They are in fact, in use by a DVC member who, theoretically reserved the room, but then traded it for another location. The room can not be rented twice on points.

The only real option would be for undeclared inventory in newly completed resorts to be made available, but again, they have never, to my knowledge, ever made it available, and as Kidani, BLT and Treehouses are not yet operating, there really isn't any "undeclared inventory" at the moment. The OP is try to book less than 30 days out. Any room that may have been unreserved on points is now considered breakage inventory. And actually, breakage inventory is the least likely source of cash rooms, especially this year with many folks in the North using available points to escape the cold.
