Why is BCV resale higher PP?

What is the big deal? What is the draw? Is BCV the one that you can walk to EPCOT? Is it just me? lol
 
It probably isn't more expensive on average than an AKV resale right now. BCV has popularity because of location and attachment to BC (w/the Stormalong Bay). However, one significant reason it is more expensive than OKW, BWV, and even VWL simply has to do with original sale price. Much of OKW was sold when purchase price was between $51 and $67 a point. Thus, those selling that resort can set lower prices and still make significant profit. BWV is similar but a somewhat higher range of original prices (it first went on sale when points were in the mid-60s and most sold while price was in mid 60s to low 70s. VWL went on sale next and most sold while prices were in the 70s to low 80s. Most of BCV sold when prices were in the low to high 80s. Net effect, BWV and VWL owners can sell for less than BCV owners and still make the same (or even higher) profit than BCV owners selling for somewhat higher prices. SSR is the odd one out with average selling price from Disney higher than BCV and lower resale price but SSR has a lot more resales for it and demand for it is not the same as for the resorts near a park.
 
Also I think that BCV owners aboslutely love their resort (how can they not??) and dont easily part with their contracts. With that said, there are a lot of us who would love to buy BCV resale but not enough BCV sellers so the demand is there but not the supply, which means that the seller can ask for more (and usually get it!). SSR is the other way.......lots of supply, not a lot of demand so the price is low!

In general i think BC is just an amazing resort that we'd all love to have a piece of! Its location is amazing, its pool is fabulous, the restaurants are delicious, the arcade is fun, there is Beaches N Cream, the beach with nightly activities, the Boardwalk/night life right across the bay, etc etc. You just cant top it!

Any BCV owners want to chime in on other amazing things about the resort?

Agree with everything you said, BUT bought BWV for a few reasons:

1) Resale price was less expensive (by $8.00/point)
2) BWV have GV (plan on booking one in 2012)
3) The ability to "splurge" on a Boardwalk view room or conserve points with a standard view (which aren't bad at all, IMHO)
4) Luna pool is nice enough (if you don't have a fear of clowns! :scared: )

I agree with all you said and also BCV is the only resort dvc where you can actually park very close to your villas (at least until BLT opens).
 
Supply and Demand! Supply and Demand! Small resort,water park called "Stormalong Bay", boardwalk eateries and activities, Epcot and Hollywood Studios a short walk or ferry ride away. It doesn't get any better! We bought 300 pts. direct from Disney in 2002 so we had no choice but BCV at the time. BCV owners do not give up their points easily and there is a reason! BWV is a close second but a little too busy for me and the pool cannot match up.
 
It is a lovely resort. A stay at BCV's is like staying in another era. We have only stayed in Dec, so to cold to use the pool. We are planning a summer stay. The CM's are friendly, we were each given a peach long stem rose at check in. How special is that? There were apples if we wanted one. We had a dedicated 2 bedroom with 2 queens's, we had pleanty of room, I did not want the stay to be over. I had 8 people in the room. It's a contract I will not be selling any time soon. I have called my guide for a point add on. He told me it will be in the Fall, If I am lucky. The waitlist is that long.
 
Slight drift here but....
considering demand, are you paying the same $ adding on at BC thru DVC than what you might pay thru resale? (especially for a smaller contract)

There's nothing in my UY available for sale. I just checked again. I am already juggling 3 Uy's so I am sticking with oct for BC. I will pay closing with the TSS and not with Disney. I only want 50 -100 points. So far everything I have seen is 150 or above. I am wondering how many Disney is ROFRing with the waiting list so long.
 
just bought points in march and recently added. It is awesome there, worth the wait. I am glad I waited and was on the list for a short while. really worth the wait.
 
Our home resort is BC. We are currently staying at OKW on a last minute reservation. It is very nice here and we are on a nice slow pace this week which fits well into OKW.

Last night we went over to the Boardwalk and the Beach Cleb and realized just how much we miss it there already. The atmosphere is what we like there and can't wait to return. I am already planning to book a vacation back at the BC at our 11 month window.

Hi Kim -- I got a 25-point add-on in four days (Dec. UY) last month. I don't know if it would help to break it up into smaller increments, but it worked for me :goodvibes I just waitlisted for another 25, and we'll see how long this one takes. I really want to get it before the end of the UY so I'll get 2007 points to bank.

Let's say I own 200 points at BWV (by the way, I could say how much more I enjoy this place than BCV but that's another post) . . . how could I use this to my advantage at CR is I only had 50 points there? 50 points would only get me a night or two. What "legal tricks" do you use to get around the 11 month window?
 
There is no real trick to it. What many do is have something like 50 points at one resort not their home and then they only go to that second resort every three years and thus use both banked and borrowed points (50 becomes 150 that way) to get a full length trip and get the 11 month window to book it.

We are going to buy in small increments (50 pts or less per purchase) because we like to buy for cash and get the points as we accumulate the cash to do so. Also, if we ever decide to will the points to family, we can split them up easier with small contracts. When we have reached our threshold at the BCV, we will start accumulating points in small increments at a second property for the same reasons (cash, divisibility).
 
Last year we decided that we wanted to own some BCV because we want to book at the 11 month window and with family we definitely wanted 2 Q's in the second bedroom of a 2 bedroom, and that's a room type that's harder to get at 7 months. So, we were on a waiting list for 100 points but we too were told that if we would accept fewer points at a time, we could get them sooner. We ended up with 35 and 65 ( I think) and didn't have to wait THAT long. We have March UY and our November trip with the family will be our first use of those points! We also added on another 40 at the end of last year through Disney again.

BWV doesn't have any dedicated 2 bedroom, which is a negative for us, but it does have GV's, so that's a plus.

Can you please tell me what a "dedicated 2 bedroom" is? If it's not dedicated, is the only difference that you get an additional smaller kitchen? We are staying in a 2bd at bwv for christmas and have never stayed in a 2bd anywhere.


Also, let's say I owe 50 points at the contemporary and 150 at bwv. Am I allowed to transfer points from one contract to the other in order to book at the 11 month window?

"Dedicated", some of BCV 2BRs, means the room can only be used as a 2BR and does not have a lock-off ability or the separate kitchen.

And no you cannot get 11 month advantage with the combined points. Points always retain their own home resort stripes. You can book 11 months out at BWV with BWV points, and 11 months out at other resort you own with points from that resort, but fact that you own at two resorts does not allow you to use all the points together at one resort 11 months out.

Thanks for the info. Are there cons to "lock-offs"? Sounds like you just get an extra mini fridge . . . :confused3
