Why can I not buy "sold out" through Disney?

We are interested in becoming DVC mbrs. We just returned from an 7 night stay at OKW. We have a guide. He kept saying only SSR is avail. After returning home and checking here on the DIS boards. I called him yesterday and said that we only want to buy at OKW. We love the resort- our 2nd visit- love the larger size rooms. We are a family of 6 but mostly 5 traveling all the time. He started saying that it is a better value at SSR- $1 pt difference-$92 for OKW vs $91 SSR w/ current incentative. He also stated that there are 12 more years on SSR. Personally that doesn't seem too much of an incentitive bc by the time it comes I will be almost 80 and Dh will be in his 90's If we are still going to disney at that time- it would be wonderful. A few hours later our guide called us back = stating if we purchased OKW by tomorrow(which is today) they would back date our mbrshp to March, give us all of our points and let us bank them for next yr. There would be no closing cost, a $500 down pymt, and maintance fees for 4 months. If we should purchase Friday or after they would give us an April u/y. And all the same incentitves. If we did SSR we would have a Sept u/y I believe. I learned from DIS that we should have a u/y that is before our intended stay time. We have been going in Aug the last few years bc of school schedules. The March/April u/y makes sense. Has anyone heard of Disney offering such incentitives for resorts other than SSR? We would need 218 pts to stay at OKW in Aug. I was going to purchase approx 200pts. If we banked our 1st yr points and keep banking the points we don't need than I would have about 11 yrs of using the points to get the 1bdrm @ OKW. though we may try other resorts too. We would just have to keep rolling over points when the new points come avail. Does that make sense? I know banked points can't be banked again. Does anyone have any suggestions on which offer is a better offer? Sorry to OP if I hijacked the thread- it seemed relevant in what our guides were tell us about buying only at SSR.

it seems like some things are hidden secrets. i have purchased ssr and one small ssr add-on, both from disney. ssr was not what i wanted and i did express this at the time. i was told that there was nothing else available.

later i purchased a resale at bwv and just before closing ran across a discussion board about sales of small amounts of pts at the sold-out dvcs. these were being sold by disney. no one every gives you all the information, so you have to go on line and find it yourself.

i am very pleased to have the bwv pts. but if i had known i may have been able to get them in the same use year. i am very new with dvc, so i am not sure how to use the june and august uys together.

i always look for hidden mickeys but i forgot to look for hidden dvc sales.

can't wait to use my dvc in nov 2006. :yay:

I'm not sure I understand your question. Banked points must be used in the next use year or they're lost. You can continue to bank as much as 100% of your new points each year. But because you have to use all previously-banked points before that year is over, you can never have more than one use year's worth of points banked at any given time.

Without renting or transferring points, the most points you can ever use in a single use year is three year's worth. That would be all points banked from the previous year, plus all points from the current year, plus all points borrowed from the following year.

Also, on a side note, if you click the UserCP link near the top of the page, you can enter your signature information where it says "edit signature." That way, you don't need to type the past trips and quotes into each post.

My thought was if they are allowing us to bank our initial 200 points from UY '06, We would vacation in Aug '07. Needing 218 points. I would use our 200 banked points and 18 points from UY '07, The remaining 07 pts would have been banked(182 pts). For 08 U/Y we would again use the banked points from 07 which would be 182 pts plus 36 pts from '08 with remaining being banked(164 pts). Continuing each year the same way- give or take points depending on where we stay. My thought is we would probably stay at OKW most of the time. Does this make sense? We would always use our banked pts first and a part of current yr points - banking the rest.

No need to worry about Hijacking the thread... I got my answer plus some and am learning more all the time with each new posting. The deal Disney DVC offered you on OKW was incredible & I'd have had a VERY hard time saying no even though OKW isn't my top favorite. You and I think alike bc when I read about them offering you the extra points I had the same thought as you.... keep rolling foward the new & unused points.

I guess it does all depend on your guide, I had expected a call from him by now, but it looks as though it'll be up to me to call them.

This is pretty much the standard deal when you buy one of the "sold out" resorts from Disney. They start you off with current year points and usually allow you to bank 100% of those points even if you are past your banking deadline. If you purchase a Use Year Month of Feb, Mar, Apr, Jun, Aug or Sep (on/after Sep 1), then you start with 2006 UY points (because for those Use Year Months, you are in your 2006 Use Year). If you purchase a UY of Oct or Dec, then you are still in your 2005 Use Year so they start you off with your 2005 UY points. So if you purchase an Oct or Dec UY, you actually get an extra set of points, since you will also get your 2006 UY points in Oct or Dec respectively. The issue is whether or not you are allowed to bank those points since you are past all banking deadlines for Oct UY and for Dec UY your 25% deadline ends Sep 30th. Recent history here on the boards is that members were allowed to bank all points, even if they were in the final month or so of their Use Year.

Regardless of the UY you purchase, your dues for 2006 are pro-rated starting about one day after you pay your deposit (when your points are deposited into your account). So if you purchased on Aug 31st, you would owe dues starting Sep 1st through the end of 2006 (4 months).

So from what you've described, the deal Disney is offering you for OKW is the standard deal except for the restriction that you can only purchase a Mar or Apr Use Year. In general, you can get the same deal and purchase any Use Year then have available.

ETA: What price did they quote you for OKW? So far, I don't see anything in the deal they offered you that would qualify as a special incentive, unless they are also giving you a price reduction of some sort.
