Why are there so many more DEC UY contracts?

For a long time, I’ve suspected that I was seeing far more DEC UY contracts than anything else. So this morning I pulled UY numbers for the1100+ resale contracts currently available. There are definitely a LOT more DEC UY than anything else. Second would be FEB then AUG. The only real take away I have from this is: if anyone was going to start a second (or third) UY, DEC would likely be the way to go, as—assuming these numbers are representative—you’d have more add-on options and also (likely) an easier time selling that UY to others with that UY.

Me! I am thinking of starting a new Dec UY because all of my contracts are Sept and it makes me so sad to see the number and lower prices of contracts for Dec, Aug and Feb.
Our travel times have really become random so the ideal Sept UY that we picked 14 years ago is no longer a bonus. If we ever needed to sell, having Sept contracts COULD work in our favour but I hope to never need to sell!
My only issue is that I change around our reservations a lot and we are not big planners-ahead. Having some resale mixed in with our mostly direct has caused some issues when booking, borrowing, modifying and general finagling.
I know lots of people say managing more than one isn't an issue for them, but I anticipate that having more than one UY would complicate my style of booking things even further.
The right contract at the right time would probably be what prompts any change for me!
 
Dec UY didn’t work for us because we often travel in the fall.

I was open to Aug/Sep/Oct when we found a Sep UY, so now that’s my UY. In hindsight I realized it actually works best for us anyway. I can start walking Dec dates Sept 1st, making it better than Oct UY. And I can book a May trip which is technically in my banking window but since I’d want to cancel any trip more than 30 days out to avoid holding, I’d still be in my banking window at that point. That makes Sept better than the Aug UY.

My hope is Sep UY would get a premium if we ever sold since there should be less competition.
 
It shouldn't be a surprise that the December Use Year is the most common Use Year on the resale market. Historically, the December Use Year was the most common Use Year system-wide. See this chart showing Use Year Distribution.

I haven't updated the chart in several years because of a change in how Disney assigns Use Years to points that it sells. Originally, the Membership Agreements for DVC resorts required that all points allotted to a Residential Unit be assigned the same Use Year and the Use Year would never change. Even if the deed was reacquired by Disney those points would retain the same Use Year.

When the Master Declarations were filed for Copper Creek Villas & Bungalows and Disney's Riviera Resort in February 2017 and February 2019, respectively, Disney changed the wording of the Membership Agreement to allow it to assign any of the eight Use Years to the points it sells regardless of the Residential Unit. In March 2019 Disney amended the Membership Agreements for all the other DVC resorts to give it the flexibility to assign any Use Year to the points it sells.
 

It is dependent on the resort; some have more December than others. In some resorts, February is more common. December is my use year and I like it since I prefer to travel in January and February! So it makes me happy to have such great December availability via resale.
 
I think it heavily weighs on resort. I have a Dec and Feb but it’s not great for VGC those are usually always June when they come on the market.

It is interesting to see the numbers though. I may buy 1 more contract since I didn’t get the BLT recently and it has to be Dec.

Animal Kingdom and Saratoga Springs have a lot of December. BLT has less. Poly has a lot too, if it interests you, and you might be able to lowball those…

It clearly varies by resort. So if you're only interested in one resort, you'd need to look at the breakdown there. But if you were looking for an overall strategy for a variety of DVC contracts, those three UYs would be good choices.

I will prob end up with an SSR. But fingers crossed for a BLT. Goal is under 100 points and has to be a deal to justify it. I realized I only have 100 points in Florida and it makes booking for things like MM difficult. My direct is Dec UY so that’s why I have to be strong and stick to that UY this time even though there are so many tempting Feb UY BLT’s

Yep, mine are mostly Sept (& 1 Oct), makes me wish I had gone with Aug. :(
 
Doesn't the typical sales cycle benefit a DEC use year when buying direct? If I buy direct now I get 2023 points which I could sell back with magic beginnings and then get my 2024 points on Dec 1 . I can't get 2023 points with any other use year.

That happens for all UYs though at some point in time during the year.

Now that we are in November, Dec UY is the only left that will get the 2023 points…doesn’t apply to PVB tower though…

But, someone buying in Feb with a March UY, gets the same benefit in 2025…getting 2024 points with 2025 points right after it.
