Why are SSR resales more than double than BCV and BWV

I was looking at resales and was wondering why the resales to SSR are more than two to one versus BCV and BWV. Why the big disparity?
 
Probably two factors

Bigger resort - simply more contracts to turn over

Initial buyer remorse - SSR owners haven't owned very long compared to BW and BCV owners - there is a initial period where people realize that they didn't make the right decision for them - maybe they stretched the budget a little far. Maybe they are "Disney Lifestyle" people and bought on impulse on vacation - and get home and realize that they want to do other things than Disney and there are better deals to be had than using DVC points for that.
 
In addition to Crissi's opinions I think there may be a small percentage that have bought add ons at other DVC resorts since purchasing SSR and have decided to sell SSR.

Another might be the transportation issues. Not enough stops & busses during high use times during park opening or closing times for a resort of SSR's size.

I have heard just the oppisite about SSR transportation. Most people say that it is better than most other resorts since it doesn't share a bus with any other. Maybe someone who has been to SSR lately can comment....
 

I think that the sales numbers probably aren't uncommon. I agree that a lot of folks will buy in the "heat of thier Disney trip" get home and realize this doesn't work for them. If they don't realize that within the time Disney gives you to cancel (which is pretty generous) then they are faced with the resale market.

I wonder if another issue might be the "rise" in interest rates. From reading here I know that some people in the past have recommended financing using home equity loans. Those rates keep going up, driving up payments.....

Huh? By what comparison? SSR has at least 4 active bus stops and is the second smallest Disney-owned resort on property--only Old Key West is smaller while 16 other resorts are all larger.

To be blunt, only a fool would take a loss on a timeshare purchase because of a couple of bad transportation experiences. Resort services are constantly being tweaked and altered in response to a variety of factors.

IMO, the biggest reason for the backlog of SSR resales right now is that DVC has had a very competitive promotional deal going over the last 3 months. When you can buy points direct from DVC for $86 each, there's not much incentive to buy resale for $83-84 each. As soon as this special ends and prices are back over $90 per point, those resale contracts will be more attractive.
 
Back when, Disney was selling discounted rates of a minimum if 120 points to current members, plus giving them something like 100 current use year points to use. I bet if you look at those contracts, they are stripped and have no current year or next year points left. Certainly no banked points.
 
Not completly true deb and bill. I just bought a SSR contract with 7 banked points from 2005 and all 2006 points and 2007 points.

I was there over Thanksgiving week(Sun-Fri) at SSR. I think the bus service was great. Never waited more than 20 min. at SSR for a given bus. At night returning from the MK & Epcot, SSR had lines that everyone could get on the arriving bus. Compared to other resorts it probably would have taken 2-4 bus to clear their lines. Now perhaps Disney put extra capacity on SSR, so fools like me would say great and buy some points there(which I have done).

Now I took buses from AK & Epcot to Fort Wilderness for dinner one night and Hoopty Doo the other and they were stuffed.
 
SSR has the best bus service on property (in our experience)! It's really, really good (either that or we were really really lucky for 6 straight days!--over T-giving)...we've stayed at Port Orleans, Coronado Springs, the AllStars, Beach Club, Yacht Club & Boardwalk...SSR is hands-down the best...busses are more regular (one for each of the 5 destinations...AK, MK, Epcot, MGM & DTD...would come by before the second of any of them came thru...never more than 20 minutes (the longest we waited ever was 12 minutes...and we were back and forth multiple times/day most days)...we could board right across the parking lot from our villa, or right across the walkway from the pool/Artists Palette...or from two other spots if we were just out strolling...it was fantastic! SSR's fantastic transportation is one of the reasons SSR is "fighting" w/BCV & BWV (because of being able to walk to Epcot & MGM & Fantasia Gardens) for the top spot in my affections!

I agree with interest rates going up and it doesn't have to be for the DVC loan it could also be variable rate mortgage on the main house or credit card rates and the price of gasoline isn't helping. It is also more likely that SSR people still have outstanding loans while the other resorts are either paid off or close to it just because of the time since purchase.
 
With respect to DVC properties, SSR and OKW are the largest, hence, they also show higher resale opportunities.

I think that unless it is a financial issue, folks selling now are incredibly shortsighted. AKL DVC coming and rumored CR DVC- the trend is going to timeshare. Why? Because we pay for our rooms every year regardless if we show up or not. WDW knows this- and that is why we will continue to see DVC expansion. Guaranteed revenue regardless of occupancy levels.

Perhaps we will see POP Legendary Years completed as DVC... You never know...
 
There are no transportation issues I was there last week and i had to wait longer at the Grand Fl for a Bus then I did at home in Congress park. :cloud9:
 
Also, with the current SSR promotion, there's really not much reason for someone to purchase a SSR resale and not go directly through Disney, so the resales are not moving very quickly.

Why purchase a used car when the dealership is offering incentives so you can get a new car faster and easier and with incentives at the same price?
 
(And don't I recall this same thread back when BCV was new... at that point it was "proof" of an inferior resort. Look at those resales now!)

With all due respect, just because there are more SSR contracts listed for sale on one or more websites, does not mean that SSR contracts are being sold more often than the others. It just means that the websites the OP looked at had more SSR contracts at the time he/she looked.

If you look at the same website(s) on a different day, you might (probably will) find an entirely different situation. There have been similar threads in the past alleging the same thing for several of the other DVC resorts.

No matter when you look, those websites are not reflective of the resale market as a whole. To assume they are will lead you to erroneous conclusions!

Still a lot of people did buy the add on for the extra points then looked to sell fairly soon as prices went up. It's obvious some did it this way purposefully and planned. A contract with 7 points in the 2005 contract for 120 or more points still had essentially a years worth of points plus the extra 100 that went to the initial buyer and depending on use year, possibly 2 years worth. If they can get out for their buy in and use the 200-300 plus points themselves, that's not a bad turn around.

It also suggests that SSR contracts are not moving as quickly as certain other resorts. Remember that a lot of contracts never make it to the websites.

We spent 8 nights there, 3-11DEC05, and thought that the buses worked out great. I was kind of dreading staying there initially, I did like the theme or location, I am more of a BCV/BWV type, but I/we loved it so much that we may add-on here.
