Why are resales so expensive?

From prior postings on this forum, I would expect to see DVC resale points for sale at around $50 - 55. But when I look at the actual listings all I see are points averaging $66 - 68. Why such a large difference? Have the costs of resale points jumped for OKW and BWV since Disney has sold out?

hi: i would think your reasoning is correct. since the increase to $72 for vwl, the values of the resales have gone up. they are still less expensive than through disney, and okw and bwv are still in demand.

Disney also has the right to match the offer on any resale contract, and has been buying any under $55/point recently for inventory for add-ons, etc.

The price of resales is definitely going up. But also, what you see in the listings are the asking price. When people talk about their purchases, they're reporting the selling price. These transactions are generally negotiable, so the two prices won't be the same.

IMHO, one reason for the apparent increase in resale prices may be that the sellers are now people who bought their contracts for $62-$67 per point and they now have broker fees ($1500+) to pay in addition to the balance on their loan.
The orignal wave of resales (mostly at OKW) were for purchases where the original costs ranged from ~$50-$60 per point.
DVC is providing a "price support" by their "right of 1st refusal" for contracts reportedly below $55. This tends to provide a means for direct sales to remain competitive even at $72 per point with the MB incentive and lack of closing costs.
Still, keep in mind that the listings are only the "asking price" and the entire deal is negotiable- so do the math and make sure your offer is truly a bargain.

We signed a contract a week ago for $62/pt at BW for 200 pts. (All 2000 and 2001 pts available, Dec use year) We too were put off by the high prices. At $68 with no leftover points, resale is hardly a bargain. Then our deal came along. It helps to have cash or financing already secured as some sellers want to know its a sure thing and may prefer to get there money quickly- at least it was an effective bargaining tool in our case.$66/pt isn't a bad deal for resell if you really want BW as the BCV will probably be selling in the $75-$80/pt range.

Cindy, We purchased through Jaki Apetz at A Timeshare 888 345-2622. She was very helpful and worked for both the buyer and seller. It also seems like she can get things closed fairly quickly. We were on a list with Pat Spell @ The Timshare Store 800 550-6493 and I really liked her also. Jaki just came up with a better contract for us.If you call and tell them what you want, they are very good about keeping you on their lists and calling as soon as something comes available. You have to be prepared to act quickly IF the RIGHT thing comes along as they are grabbed up pretty fast- Of course if you are not ready - there will be other deals. You should decide what you want and how much you are willing to pay because that deal may come sooner than you think. There are quite a few listings at the link above- and many never make it to the posts until they are sold. Don't be afraid to make an offer!

We looked at several deals starting with Disney. We could have purchased at VWL for about the same price as a resale because of their Magical Beginnings program. When we took our tour, they showed us Boardwalk. Big Mistake because we fell in love with it and that is where we wanted to be. Resale was the only way to do it. (Kem, if you read this you will be happy to know that we did not take the hundred point contract. We ended up with 150 point at BW, Aug use year with 252 points that have to be used by Aug. Perfect, because we were looking for another vacation!)
If you are purchasing more than 150, it could be a better deal buying resale. For us it was about the same. Do try to have your financing or cash ready, it really helps.

we bought from Jaki at A Timeshare two weeks ago. OKW, 330 points, for $59/pt. Got seller to pay closing and maintenance fees for first 2 months of year.

Susan- glad to hear about your deal- that's great to get so many points you can use! Which agency did you end up buying from? All your research really paid off. Aren't these boards fun? I am getting addicted!Honestly, we travel alot so I check out different travel boards and this has to be the most active one I've seen. Doc, Robin and Carol I don't know how you keep up, but you do a great job. I can't wait to be official in a couple weeks!

We also purchased from Jaki at a timeshare store. She has promised a very quick closing. She felt we could be closed in under 3 weeks. Is this true. We have all documents signed and returned and we overnighted our deposit.

Susan- I'll let you know. We overnighted check last Thursday and Jaki should be calling soon. Someone else said it takes another week for Disney to assign member#. I hope this isn't true!

I purchased a Vero Beach resale at The Timeshare Store and was very pleased with the service. It was very easy to complete the paperwork. I might consider something at BWV in the future, but for now I have plenty of points to use!
