WHO SAYS THAT BOARDWALK AND BEACHCLUB ARE SOLD OUT DID YOU BUY LATELY?

I work with a woman who just purchased 150 points at BWV. The guide told her they only had SSR available but she said she would only buy if she could buy BWV. She said he left the room and came back a few minutes later with her 150 points! Annmarie
 
we bought at 170 pts at boardwalk within the last 2 months. our guide said the office move freed up some points. :)
 

When we decided to join, dh said he only wanted to buy at BWV. Our guide said there weren't a lot of points available there, but we could try. This was mid-Sept. We got 150 pts. first week of Oct. with no problem.
 
Can someone comment on the point pricing when you are able to buy at the other resorts when available? I know when we were there at the end of last month, they had some VB points available, but we wanted the Disney area. Iwould like to buy additional points at either BWV or BC, but would like to get a feel for what the price/point might be.

I was totally surprised to find out that they have sold recently so many Boardwalk and beachclub pts. Beachclub pts. may have been as high if not higher in sales
 
I called my guide last friday to get on the waitlist for 25 BWV points. When I called monday morning to make a reservation, they were in my account. This was dec use year.

The price is $84/ point.
 
Bought 200 BWV Pts in '99 for $65/pt with $10/pt buy back. Out of pocket $55/pt.

At a current going price of $85/pt after only 4 years, that is a fairly nice return on investment.
 
Just yesterday, Wednesday, I talked to my guide about adding on 70 points. Our original purchase was at the Beach Club. My guide's first response was "would you like to buy at Saratoga Springs?" I told her no, we really wanted the Beach Club. I think it would be a bit of a hassle to have a small contract at other than your home resort, unless you're buying resale. She said we would have to put me on the wait list, talk to her manager, etc. etc. I asked her how long the wait list would be, and she said there was a good chance I would hear from her on Thursday! Seems a little shady to me. I think if you tell them what you want and you have the money in hand and your not going to buy only what they're selling today, they will gladly make arrangements to take your money! That inventory seems to magically appear - I guess it's just that Disney magic!::MickeyMo ;) ::MickeyMo
 
Forgot to mention - the point cost is $84. Magical beginnings discount of $10 per point available for purchases of 100 or more points. We have a June use year, which is what the new points, if they are able to FIND them, will automatically be, according to my guide.

I believe Thursday morning is when my guide said they do a "contract review". There seem to be a lot of BWV, BCV and even some VWL contracts out (ie not available in inventory) but executed docs have not been returned. Although the papers say return within 7 days, I was told they wait 90 days (as well as calling you several times) before putting the points back in inventory. I think these "magical points" will only be available for the next few months as this process continues and than it is back to ROFR points.

It isn't magic--just DVC invoking ROFR. I believe they have 30 days to invoke ROFR on any resale. I'm sure there are dozens of DVC contracts in "limbo" at any given time from which they can choose. They automatically invoke ROFR at some price levels, but it may make sense to buy at an even higher price if DVC knows it has an immediate sale.

In other words, if DVC can buy-back 200 points at $71 per point, and knows that they can immediately sell 100 at $84 pp, why wouldn't they? All they need to do is cover closing costs and administrative fees. Even if they don't make anything on the transaction, at least they will have bent over backward to satisfy a member.
 
I just sent back my Fedex pkg for a 30 point add on at BWV yesterday.......$84/point ~Feb use year
 
I was feeling disappointed when my guide told me on September 28 that there were no October use year points available at BWV (maybe he was misinformed??) But things sometimes work out for the best. I got a resale with 32 points banked from 2002 and all 2003 and 2004 points available. Paid $71/point + closing, making it about $74/point. And I didn't have to use my first year points (like I would for MB)!
 
We bought 350 BWV points with a March use year that corresponds to our OKW use year on August 19th while staying at BWV. The purchase closed in mid-September and we got our recorded deed last Monday. We paid $84 a point, but sold back the 2003 use year points for $10 for a net price of $74 a point.

Availability of the "new" points related to the sales center area being converted to declared inventory was dwindling when we bought. Certain use years were sold out already.

Maybe the additional points coming online again are sales that fell through or ROFR purchases?
 
We call are guide two weeks ago and told we wanted to add on 50 points to the BCV with a use year of March, he told us that we would be on a wait list, could be one week or three before something comes up. well not even 5 days passed and he call to let us know that we had our extra 50 points. I had asked him how we received them so fast and he said that some contracts come back in because some people back out or they don't get approval. also we paid $79 a point. :earsboy:
 
FYI - My guide called me yesterday and was able to secure the 70 points at Beach club that I requested.::yes::
 
keep in mind that the recently posted/filed deeds are dated using the closing date.
so the actual sale probably happened around 1.5 to 2 mos prior.

i think technically BCV and BWV are sold out. what we are seeing is deals that had problems, so points come back into inventory.
