In an interesting turn of events...we went with applicant #2.
Dh decided to take applications from both. Stellar credit/good job applicant provided everything quickly and we could validate then quickly. Also from an income POV, if one lost their job---they wouldn't have trouble making rent.
For the first applicant--we found out from friends that a 2 year lease is not allowed in FL. They could sign it, but they could get out of it. They were upset that the modest discount on our already drastically low rent could not be done. Then when hubby asked for information fir credit checks and such it was a no go. The guy told my husband that he only provided that info to creditors. Needless to say he was unhappy and he already not good vibe that my husband had just got worse with that. We have a feeling they provide us with a non-verifiable income due to the nature of their work. It is rather unfortunate, but we cannot allow a complete stranger in our home without a way to check their story.
And to boot---the painting estimate he got was way out of whack with the area. VA is more pricy. The home we bought needed paint. He labor, high grade materials, each room a different color wih 2 requiring tinted primer was only $1000 more for a home in similar condition but twice the size.
Renter after saying he'd expect it to be $400-$800 wanted a $1500 renter credit. Ummmm....not. The vibe that I got from that.
The contractor is his neighbor and I strongly suspect they were trying for a payday. Even after I politely advised them that we just had our VA home painted and that I would know if he was giving a decent estimate or not.
The renter we were going to have is a contractor and only wanted $1000 credit to paint the home AND he was going to hire it out.
It is a shame as I gave complete benefit of doubt. But at least I had another applicant and a growing wait list.
