When will dues on new contract be due?

I just purchased a 150 point VGF direct contract with magical beginnings. I have an Aug. UY and sold the 2022 UY points back to DVC so next month 150 points will be loaded for the 2023 UY. I’m unsure about when the 2023 UY dues will need to be paid - whether they will be due now or in January 2024 like usual.
 
Was it spelled out in the closing docs?
usually dues are do in Jan or feb, I think, unless you spread them out over the year
 
You will pay the pro-rated dues on the 2022 UY points even though you sold them back. Dues go by calendar year regardless of your UY. If you signed in July, you will owe approximately 5 whole months of dues on the 2022/2023 UY points (~$460). You will see your dues statement online once your contract closes. If you are paying it up front cash it will be a couple days after your final payment and the deed is recorded. If you finance it will be once the deed and mortgage are filed.

You will pay the 2024 dues on the normal schedule come January 15th. You can either pay in a lump sum of over the 12-month calendar year.

Your 2023 UY points should already be viewable and useable online. WELCOME HOME!

Dues go by calendar year, not use year. Your dues are paid in proportion to how many points you own, but they do not directly cover those points. Instead they are covering time you have access into the system.

You will be billed shortly after the contract closes. Keep an eye on your account once you know it’s closed.
 
When I bought at RR, I vaguely remember my prior years dues being paid, even though I got the points…
not sure if that was just the current incentive or what, but I would reach out to Member accounting
 
OP is responsible for "2023 dues." An August UY would split 2022 UY points (Jan through July) and 2023 UY points (Aug through Dec) in the calendar year of 2023, but all the dues are still owed from the time the contract is signed.

The calendar year and use year is causing the difference. You may receive previous UY points, but you owe current calendar year dues, which is always spanning 2 UYs since there is no Jan UY.
 
Got it. Thanks everyone for the clarification! Got the last document signed Sunday night so I will keep an eye out for the dues statement. I purchased my first direct contract just last year with a Feb UY and closed in September I believe, but I couldn’t remember when I paid the first dues.

Now I need the strength to not buy anymore points for a while. Everyone on here said Add-on-itis was real, and I thought I had more self control….until that great price for adding on came out. So here I sit with 2 direct contracts in one year’s time. I’m happy to have 325 points….my bank account, on the other hand, not so much! 😬
 
I received an email with subject "Your 2023 Annual Dues Statement is now available online" the day I officially closed on the direct add-on. (I did 30 days between payments.)
Still waiting on the MB check to make myself feel better about this bill. 🤣
I haven’t gotten that dues email or the MB check yet. I’m like you and hope it comes soon so I can feel better about my recent life decisions. 😬
 
I bought a direct contract mid-June and was closed at the end of June. The due statement was received recently online and it says it is due August 1.
 
PSA - remember you can pay dues with Disney gift cards!

You can fairly easily find 10% off between CC bonus categories ( warehouses, PayPal, etc..) and other discounts. It's not that huge, but it feels kinda good to save a few bucks :).

The process works the same for any UY if you strategically buy.

So, buying mid January with a Feb UY allows you to sell back 2023 points right before your 2024 UY starts.

But, it would be the same right now for anyone buying an Aug UY…you get to sell back 2022 UY points right before the 2023 UY starts.

In terms of dues, those are the same no matter UY buying direct as it’s based on whatever date you sign.

All who buy in January would pay the same dues regardless of UY.

When you buy, you get current UY points unless it’s the first year a resort opens and then it is different

So in January 2024 you’d get 2023 points for both those UYs each would still be in their 2023 UY and both would have points to use right away.


Dues for 2024 would be exaclty the same..you’d pay from the date you buy.

Now buying in January, with a Feb UY gets you what will feel like double points to use right away because you will enter your 2024 so quickly.

But the same thing would happen if someone bought a Dec UY in November.

Basically, it’s all about when you buy for a UY but it works the same way for all of them if you buy in that last month prior to the start of it.

Just got off the phone with Member Accounting. I purchased a contract direct on June 23rd. Signed the contract on August 18th 2023. I assumed the dues were calculated incorrectly as they were 52% of the annual total.

Member accounting confirmed that dues are pro-rated to the date the contract is created not when it is signed.

Thought I would share this for clarity.

Wow, more than a month to sign! Feeling a little salty, I delayed for only two weeks and guide was kind of losing it at the one week mark.
