Hello,

I have been interested in buying a DVC for quit a long time and right now I am about 99% sure that is the route I want to take. I still have a little more research to do and I have to decide where I want my home resort to be. I also have to figure out the use year stuff:Pssst: But I guess I have a question on when is the best time to buy. I contacted a CM and know about the current incentives to buy now but I am thinking if I wait longer I maybe able to get a better deal primarily the free cruise. So as a novice I wanted to ask current DVC members when would be the best time to buy DVC.
 
If you are ready to buy, there is no time like the present. The longer you wait, the less time to use it and you are never guaranteed a free anything.

I suggest you buy through resale, as that will provide a better deal than anything from Disney. Check it out! If you are flexible on time, you can get a great price (assuming it passes ROFR).

I think the best time to buy is going to be now. Disney seems content at raising prices. BLT went from $112 - $5 per point off + developer points to $120 - $5 per point off. The rumors are that the other resorts are going to be matching the $120 per point soon.

DVC never really lowers prices. Even the more recent webcast incentives weren't really anything to shake a stick at... another dollar or two, maybe.

I say, buy now so you can start using right away :-D
 
I think you may find it difficult to get a much better deal on the newer DVC properties.

VGC is almost already sold out, and according to our guide BLT is 80% sold out.

The Aulani again according to our guide is seeing very strong demand from Japan....so much so that DVC's next expansion maybe in Tokyo at the DL hotel.

Some of the older resorts are more likely to be picked up cheaper through resale
 

There really is no "best time" to buy. Incentives come and go and the prices could rise as well.

What I think most have to do is decide is what is currently being offered is something you are comfortable with in terms of purchasing. If you think what is being offered is a good deal and you are happy with it, it is a good time to buy.

If you feel it is not and want to wait to see if another incentive comes along that is more to your liking, then wait. We bought in when one option was the free cruise. However, this incentive was of no value to us because my DH doesn't like to cruise and the dates were at a time that I couldn't go because I teach. We ended up taking the straight point discount to buy in at BLT at $96/ppt.

So, what makes something a great incentive for one may not be for someone else.

Once you decide on your home resort, you can check out the resale market as well. With the exception of probably BLT, VGC, and Aulani, you will save money, above what Disney is offering, buying in that way.

We recently bought in at the BLT. :banana: There were several reasons for choosing this resort. The monorail being number one. Also the annual maintenance fees were the lowest here. :thumbsup2 Finally, should we ever need to sell the package, it is very desirable property and we believe it will be easy to not only sell, but to get a good price for.

We were suppose to get a use year beginning in August, but requested to have it moved to December as we work in the school system. The main reason this was important was that the points you don't use have to be banked 5 months before your use year. I.E. July 31 for a December use year. If we had stayed with an August use year we would have been required to bank points in April and would not have access to them until the summer was over. Having banked points "locked" from August to December was far more desirable for our situation.

I expect incentives will improve this fall, including another cruise offer. However, I would recommend looking hard at resale. I think SSR resale is the best deal in the DVC system currently.
 
It would be good to have a trip in the works, purchase the UY you want and then use the DVC points to stay where you already have a trip planned. If you purchase direct from Disney and get a UY that hasn't occurred --now would be Oct and Dec you would have extended banking on 2009 points to use the following year. DVC usually provides that so you can enter the coming UY with double points. They are not free because they are 2009 points, but it is fun to think of them like they are"free". We are still banking into the next UY becasue we got 2008 points when we bought in June of 2009. So if you want a certain UY, you might wait until you see that they will give you 2010 points in 2011.
