Hi -

Under these scenarios, if you buy 100 points direct from Disney , when do you get the points?
buy in May 2016 with a May use year ?
in May 2016 with a June use year?
in May 2016 with an April use year?

Thanks in advance!

There is no May Use Year.

If you buy in May 2016 with a June UY you should get 2015 points when you buy and 2016 points in June.

If you buy with an April UY you will get 2016 points when you buy.

If you buy from Disney direct you get points right away. No may use year...just realized. If you buy in may with a June use year they usually give you 2015 points that they will bank for you as a courtesy, and then in June you'll get 2016 points. If you buy in may with April use year you get your 2016 points. In some cases they would give you last year's points as an incentive, but I'm not sure they still do that.

Your UY is like your new calendar. Kind of like a fiscal year. Some companies have a July FY, some an Oct FY, etc. So your year starts on the first day of that month and ends on the last day of the preceding month. A June UY (2016) goes from June 1 2016 to May 31, 2017.

You get the points that you paid for. If you are still in your 2015 UY you get 2015 points. Guides often tell buyers that they are getting bonus 2015 or last year points when they are actually getting what they are entitled to.

We purchased direct and added on 3 months later. With the original purchase it took 24 hours to get access to the Member Website but the points were there when we logged in. With the add on, I called paid with a credit card, and within minutes the points were on the account.

Sad that they make resale buyers wait 60 plus days when they don't have to.

If you purchase directly from Disney, they start you off with a full set of points for your current Use Year. The points are usually in the buyer's account within 24-48 hours after the buyer pays the deposit.

There are 8 UYs: Feb, Mar, Apr, Jun, Aug, Sep, Oct and Dec.

As of today (May 13) contracts with a UY of Feb, Mar or Apr are in their 2016 UY. If you purchased a Feb, Mar or Apr UY contract today, your first set of points would be your 2016 UY points. The points would be available for you to use within a day or two of paying your deposit.

Contracts with a Jun, Aug, Sep, Oct or Dec UY are in their 2015 UY so if you bought a contract with one of these UYs, you would start with a full set of 2015 UY points. They do sometimes run out of points towards the end of a UY, so in the case of a June UY contract they may no longer have June 2015 UY points available. Also, if you waited until June 1 or later to purchase that June UY contract, you would start with 2016 UY points because as of June 1, you would be in your 2016 UY.

It's important to understand that points do not drop into your account on the first day of your UY. When you purchase a contract, you receive a set of points for every UY from the purchase date through the end of your contract. Each set of points has a set of "Use by" dates associated with them. For example, with a June UY the June 2015 UY points are valid for stays from 6/1/2015 - 5/31/2016. The June 2016 UY points can be used for stays from 6/1/2016 - 5/31/2017, and so on through the end of your contract.

You can move points forward one UY by borrowing them or move them back one UY by banking them. Banking and borrowing are "final" transactions so once moved, the points stay in their new UY and will expire at the end of that UY if not used for a reservation.

If one buys now with a June UY, I know one will get current (2015) UY points now and then next (2016) UY points in a month, but are MFs due for both sets of points in Jan 2017? Or the current UY MFs at time of purchase and next UY MFs in Jan 2017? Or only next UY MFs in 2017?

MF's are based on calendar year, so if you bought direct from Disney today, you would pay for about 7 1/2 months of dues for 2016. Then, in January, 2017, you'd pay your full year dues from that point forward. Regardless of UY chosen, the dues will be the same.

If you choose a UY that is still within its 2015 UY window, then it will come with 2015 UY points. While these are not bonus points as they like to refer to them (because you are entitled to them), it does feel like a windfall in terms of having a double set of points to start off with. If a June UY is the one you prefer, then buying now vs. a month from now will give you those extra points to start off with.

I did this when I added on a few years ago. I have a Dec UY and added on in August. I didn't need the 2014 UY points I was getting so I transferred them and it reduced the cost for me of my new add on.

As already stated, you pay pro-rated dues in your purchase year, then full dues in January every year thereafter. The first year's dues are pro-rated from the later of: the purchase date, the start of your initial UY, and the occupancy date of the residential unit you purchased. (The occupancy date applies to resorts under construction if the Unit you bought is still being built. You cannot use your new points until your Unit is open for occupancy so you do not have to pay dues until the occupancy date.)

If you purchase a June UY contract today (May 14) and you get June 2015 UY points, your dues would be pro-rated from today based on the number of days left in the year. If they were out of June 2015 UY points and your first set of points were June 2016 UY points, your dues would be pro-rated from June 1, 2016 (214 days worth of dues).

If I understand this correctly, I would get most of 2015 UY points without paying MFs on them. For example, if I were to purchase an 120 points June UY contract on May 1, 2016 (to make the math easier), I would receive 120 points from 2015 UY (still current) a few days after signing the contract on May 1. Then, I would receive another 120 points from 2016 UY (next) in June. The MFs due would be 1 month (May 1, 2016 through May 31, 2016) for the 2015 UY points and 12 months (June 1, 2016 through May 31, 2017) for the 2016 UY points, with the MFs for 2016 UY points due in January of 2017. This means I would get 110 points (11 months) from 2015 UY without paying MFs. Does this sound about right?

Yes. You would get all 120 of the 2015 UY points and pay only 1 month of dues on all of those points, the dues for 5/1 - 5/31/2016, the last month of your June 2015 UY. Since this would be a direct purchase, DVC would also allow you to bank those 2015UY points into your next UY, even though you are way past your banking deadline.

The rest of the dues you would pay for calendar year 2016 would be for 6/1 - 12/31/2016, the first 7 months of your 2016 UY, covering 7/12ths of your 2016UY points. You pay the remainder of the dues for your 2016UY points in January 2017. Your 2017 annual dues cover the last 5 months of your June 2016UY (5/12ths of the 2016 UY points) and the first 7 months of your June 2017UY (7/12ths of the 2017UY points).

So as you stated, of the 8 months of dues paid with your purchase, only one month's worth is for those 120 2015UY points. The rest is for 7/12ths of your 2016UY points. This is why many members who add on directly from Disney wait until late in their UY to do so. You get the full set of current UY points for the minimum amount of dues on those points. However there is no guarantee they will still have current UY points available so late in the UY and it also limits the time you have to use those points to just one year.

Not quite. You would receive a bill for the 8 months remaining of 2016 in approx 1-1.5 months after your purchase. That will be a pro-rated 8 months of the "2016" dues. It is applicable to 1 month of the 2015 and 7 months of the 2016 points you receive June 1st but it would still be a bill for 8 months of dues. Then in Jan 2017 you will have 12 months of dues payable which are for the remaining 4 months of 2016 points and 8 months of 2017 points.

So, to summarize. Buy June UY May 1st and get a bill in approx 1.5 months time for 8 months (May 1-Dec 31, 2016) worth of dues on 120 points. Then in Jan 2017 get a bill for 12 months (Jan 1-Dec 31, 2017) worth of dues on 120 points.

Here is a follow up scenario. For those with December UY, paying MFs in January is really paying for "last year's" points since much of UY is in the "next" calendar year. Now fast forward to December of the year just before the contract expires the following January, would points still be available for use then? If so, for a good 10 months after the contract expires?? What about MFs for those points?? Pay only 11 months' worth?
