The Bonnet Creek development is an independent land development project. It will eventually contain the Fairfield Orlando at Bonnet Creek Resort (timeshare), 4 hotels and a golf course. So far, only the Fairfield timeshare is open. Fairfield does not own the entire BC development, only their portion. The sidewalks and streetlamps are in place for most of the development.

rental website. And as you can see in
this aerial view picture, this privately owned property is surrounded on most sides by Disney-owned land with one side bordered by I-4 (no highway access there). So Disney
had to permit access via Buena Vista Drive (no lawsuit, no one can legally prevent access to land-locked property). It feels like it's on Disney property because you pass under the purple Walt Disney World signs when going there. But it's not Disney-owned.
Much of the BC development is set aside for preservation so it's heavily wooded. The Fairfield resort is very close to Caribbean Beach Resort and the back of Epcot's World Showcase, though you cannot walk to them. From the resort, you can see the top of the Epcot ball (see some of the photos on the rental website above) and the higher fireworks. It's a
beautiful resort!!!
