What incentives does Disney offer vs buying resale

About to bite the bullett but heard Disney offers incentives sometmes and some say they wait to see what they are before buying?

here is a link that usually keeps up with the incentives DVC offers for direct purchases.

talking with a DVC guide is the only way to be absolutely certain what incentives are currently available. i think they are due to change soon if they haven't already.
