we are just looking to make our purchase happy we have taken our time and not bought on impusle while we were at the BC we are just wondering what members get for there $60.00 per day or more maintenance fee. ie we are looking to buy points to cover a 10 day stay. how often do we get housekeeping services clean sheets and towels trashed dumped. taking into consideration that all rooms are sold out for 365 days it seems like the maintenance fee is to high also how often does the maintenance fee increase we figuered over 50 years at 600 per yeard we are looking at at least 30,000 in extra charges ty

I'm not sure I understand the question about "what you get"? The yearly dues include operating costs, contributions to capital expenditures and the real estate taxes due on the property. The operating costs pay for everything -- from utilities to employee health insurance to the transportation costs. The Capital Reserves budget holds the money that is needed for on-going replacements from roofs, to paving the parking lots to new furniture.

Think of the yearly dues as the gas & insurance for your car. The last two years, economic conditions have caused the dues to go up at a higher rate than in the past. Previously, dues were just about stable for 5 years.

Housekeeping at DVC resorts is as follows: On a stay of less than 8 nights or less you get Trash & Towel on the 4th day. They empty the trash & put new liners in the bins. Provide fresh bathroom linens. Replace facial tissue, paper towels and toilet paper. Replenish coffee, sugar, cream & sweeteners. Replenish dishwashing liquid, dishwasher detergent, sponges & laundry detergent as needed. (If supplies, except for coffee, laundry detergent and toiletries, run low you can always request more.)

On a stay of 8 nights or more, you get a full cleaning on Day 4 and T&T on Day 8 with the cycle repeating every 4 days.

Full cleaning is a T&T plus change the bed linens, vacuum & dust, clean the bathrooms, kitchen/kitchenette and do the dishes.

You can pay for additional cleanings and for supplies that aren't provided free. This includes being able to pay $6 for a complete set of towels for the unit.

Maintenance fees are just that... fees to cover the mainenance of the property. Your dues pay for everything from valet service, to front desk, to pool staff. They pay to make sure that rooms get renovated and that linens and expendables are replaced in a timely manner (that's even what pays for the toilet paper!). Also, when you look at your dues, remember that your taxes are also rolled into that number.

Your $60.00 may sound like a lot to you, until you remember that if you are buying in right now, your actual purchase price is only $1.80/point (assumes no discount or MB). Dues at SSR are $3.80/point. That gives you a total price of $5.60/point for the first year. If you stayed in a studio at SSR during the most expensive season, it would cost you $1097.60 for 10 days in a studio, or an average of $109.76/day including taxes. During the lowest priced season of the year, it would only cost you $716.80 or $71.68/day.

Where else on property, are you going to find these kind of accomodations at that price??? To me, DVC is definitely a bargain!

As for housekeeping, you get trash and towel after 4 days and a full cleaning after 7. You can pay for more frequent cleaning if you want it, but most of us find that we prefer not being bugged by maid service every day. For us, it's actually a plus, and makes it seem more like home!

Good luck with you decision. :)
