What area for Universal and Sea World?

We are going to rent a vacation home for our first non-Disney Orlando vacation. We are planning on going to Universal, Sea World, and the beach. What area should I be looking at? Thanks!

I've stayed in probably half the hotels in the Orlando tourist areas especially the International Drive area which is the most convenient to Sea World and Universal but I never book homes but I do know that the vacation homes in the area tend to be in the south and west areas like Kissimmee and Clermont which is west of Disney.I don't believe there are homes in the Sea World/Universal areas due to short term rental restrictions.I believe there might be a condo or two but not homes.
 
We love going to Universal and have rented several vacation homes in the Kissimmee area. I would suggest looking for a home off of Poinciana Blvd, which is south of 192, and east of I-4. This road has decent access to I-4, and there are good shopping/restaurant options on 192, without the Disney traffic found west of 192. If you can find one closer to 192 than further away, that is even better. We are staying at the Terra Verde resort for our next trip.

From all my research, it seems difficult/impossible to find any vacation homes closer to Universal/Sea World. I think there must be some kind of zoning restrictions further north of Kissimmee? There are some 2-3 bedroom condo type rentals closer, but no private homes that I could find.
 
Short term rentals are not allowed in Orange County. They are in osceola, Polk, and lake counties. You would only be able to get a hotel, or maybe a villa by the sea world / universal area. There are some nice homes in the disney area, it would probably take about 20 minutes to universal. Hope this helps.

There are several time-share properties around those resorts. For example, Marriott Harbour Lake. Most of those are 2 bedrooms. Is that big enough?

That's what I was thinking. We like Wyndham Bonnet Creek, but was unable to get in there for our upcoming late March trip. So I looked around at both rental homes and condos, pricing out multiple options and round up in a two bedroom condo at Blue Heron Resort. It's right on Lake Bryan, just west of downtown Disney. It's nine blocks from Disney, 3 1/2 miles from Sea World and 7 miles from Universal. It's a two bedroom unit, but also has a hallway with two more bunk beds and a pull out queen couch, so sleeps eight people. It is a corner unit and has two balconys (one facing the lake and one facing downtown Disney and fireworks), with a fully equipped kitchen. Elissa (the owner) has been great to work with.
