Hi everyone. I'm currently trying to plan a trip to WDW for 15 people. 9 adults and 6 kids. Im needing to find a place with a condo, villa, house, close to the disney parks big enough for the 15 of us since the parents are wanting us to all stay together in the same place to make it an intense family trip. Thanks for your help.:)

You're probably going to need a 7 bedroom house. The closest ones to Disney are in Emerald Island, Formosa Gardens, Rolling Hills or Acadia Estates. I use vrbo.com and rent directly from the owner. Other sites are homeaway.com ( Kissimmee area), fabvillas.com and a lot more.
Here's a map that will show you where the subdivisions are. http://www.thedibb.co.uk/villa/map.htm
This one is a listing from Formosa Gardens, to see more go to the top of that page and click on Formosa Gardens and it will bring up all the listings in the Kissimmee area. http://www.vrbo.com/17509
That should get you started. Good luck! :)

Yikes, 15 family members in the same house! I think you'll need a vacation after the vacation. What about 2 Disney villas. We have found in our family we just need to split up; some of us have youngins' and others teens and beyond that just dont want to be together all the time. I personally am the family Disney nut and run the iteninary and its tough getting everyone moving! Give yourself a break and free time to each and meet up for meals or maybe a special outing together! Have a great time creating a wonderful memory - let us know how it goes!!!! I'll be curious!!!!!!!!!!!!!!!

You could use a Grand Villa and a studio. The ones are OKW are the largest. The Grand Villa sleeps 12 and the studio sleeps 4.

I think 12 in a DVC grand villa will be really cramped, and you would certainly be able to get a really large villa for the amount you would spend getting the points required for a grand villa.

If you all want to stay together then there are a few really large homes within Formosa Gardens that could be of interest, although they usually get booked up quite quickly.

As others have said another option is to get side by side villas, this has both advantages of giving private space, and disadvantages that each home may not be big enough if you all wish to spend time in the one house.

Wow thanks everyone for your help. You've already made this much easier for me. I have one more question that I need help answering. We are kind of wanting to stay on disney property and are questioning the pros and cons, I think taking 16 people for a day in the park when you are staying off property would be a logistics nightmare considering we have 6 kids with us. We have 5 couples that would like a room to themselves and kids could use pullout couches and hammocks but we only need 1 kitchen space because we are wanting to eat breakfast together. So needing 5 rooms and space to sleep 16 seems hard on disney property being on a budget. Can you guys make any more suggestions besides 2 villas that would keep us all rather close together??? Thanks so much again you people are so good with answering tough questions.

I am going to run a few thoughts by you:
1. You may be able to get a public code and book 4 studios and a one bedroom directly from Disney, then you will have your kitchen. Disney will book the DVC villas, some do not know this.
2. If one family member in each group gets a AP pass, there may be a AP discount on a room. It use to be 3 discounts per room, but the new rule is one room per pass.
3. There is always the Rent/Trade board on The DVC board. It may be hard to find one owner with this many points, but you may be able to find differnet owners. If you are wanting to stay Fri/ Sat nights, the DVC points are over double, this makes a rental high. If you average it with the other nights it averages out. The cheapest nights are Sun - Fri check-out.
4. A DVC owner needs 8-11 months to get you the resort of your choice. EX: IF you want VWL, then you need to find a VWL owner with points for all these rooms. It may be difficult. You need to post a reservation wanted with excatly what you are wanting. If you are wanting to travel anytime soon, DVC is not the route for you to take.
5. DVC owners do not have cancellation flexibility. Your group really needs to have their plans in concrete. No if ands or buts. With a large group, it may be easier to work with Disney directly. Keep looking for a code. ;)

I am staying at Windsor Hills which is 5 minutes from WDW. We rented a 5 bedroom for 9 of us, and there is room for more. They have 6 bedroom homes for rent. I also know that most homes have a pull out sofa in the family room to sleep two more.

We rented through www.villadirect.com and so far our experience has been wonderful

If you're not planning to rent two or three vehicles then you won't want to stay off site. You can't depend on off site shuttle schedules to get you where you want to go. The only other suggestion would be a hotel in downtown Disney area. You would have easier access to Disney transportation and it would probably be cheaper than Disney hotels but someone else will have to give you info on the particular hotels.

Hi mlukan!

I feel your pain, I've been arranging a family trip for 9 adults for my parents' 50th wedding anniversary. So I've been through the numbers a few times myself.

1. The only places "on property" (including DTD hotels) with kitchens would be the DVC accommodations and the cabins at the Fort Wilderness campground. Of the DVC properties, OKW is the most affordable when renting points from an owner, and also offers the most space.

2. It is more cost effective to rent points from a DVC owner than to reserve through Disney. One two bedroom villa, and 3 studios at OKW for a 7 day stay would be at least $5000... at $10.50 a point during value season.

3. We are renting a house in Formosa Gardens that sleeps 16 it has 4000 sq feet. (4 king beds, 1 queen bed, 2 twin beds, 2 sets of bunks - full on bottom, twin on top). During low season including taxes and pool heat, it was $2800. This house is very close to WDW - 5 min drive to AK, and has very high end furnishings with its own pool and hot tub, and games room. In your case, if you divide that total by 5... for the 5 couples that each want their own room, it comes out to $80 per night per room with tax, or roughly equivalent to a hotel rate of $70 per night before tax - a very competitive rate for the area, especially when considering the quality of the house. I doubt that you could stay at Disney value resort for less.

4. During low season, you can get rental cars for $140 per week with all fees (sometimes as low as $120). It is actually about the same money - or even less- to rent two smaller cars as to rent one mini van. If you rented 4 cars and paid for WDW parking for 5 days, spent $30 in gas for each for the week, your transportation total would be $880.

So if you traveled during low season, your accommodations and transportation would run you about $3680. So yes, you can save money by staying offsite. You also get more spacious and luxurious accommodations, with everyone in the same house. You also have a private pool, so it is easier to keep an eye on the little ones, and the family isn't so divided when the kids want pool time.

We are looking very much forward to our off site stay, as we love the more luxurious bedding and furnishings, beautifully stocked kitchen, our own private well heated pool and hot tub. Because we are spending more time together as a family, and less time in the parks, we wanted a very special place in which to be together.

If the majority of your time will be spent touring the theme parks, an onsite stay would make park touring easier. But renting a pool villa will make spending time as a family easier. Good luck making a decision.

We are renting a 6 bedroom in Windsor Hills. It does only sleep 14 but the same owner owns the house next door which could be a bonus with so many people.

If you want to be all together the rental homes can provide common areas that accomidate larger parties.

If you do not want to drive then I would suggest on property. Personally I think on property transportation is subpar but off property without a car is not do able. JMHO

Princess Belle,

We are looking for two houses side by side in WH for our 14 people 4 family trip.

Can you give me the names of the owners or management company you are using, or the website of the property if they have one?

Thanks a million!!

Hi Willise
The website is www.valhallavillas.com
We found it through www.windsorhillsrent.com
The houses look fantastic and the owner has been so helpful. I'd definitley recommend them on my experience so far. There is a review for one of the houses on this site from Mainebound aswell.
