Wanting Riviera but not its resale restrictions

I do think it will settle lower than current. But, at one time I would have said under $100. Now I think we will see it between $115 to $120 ish.

If RIV resale ever dropped down below $100 in the next few years, I'd be buying. I've already got more than enough SAP that I would be perfectly fine just being able to book RIV with a RIV resale. I already only use my BWV and BLT points to book at those resorts, so RIV would be no different.

I actually think there are probably enough existing owners out there that would be happy using RIV points only at RIV that they will stop RIV resale prices from falling too low.

It would not be $181… but $195 for my 125 points. Going resale saved me about $6k. It came with the 2020 banked, just like I’d get with direct. I was actually dialing and this one showed up. Lol

I will be staying there a few nights every trip and in 1 bedrooms so being RIV only is not a big deal. It’s my top resort!

Plus I have 625 to use everywhere and hoping to add another 50 at VGF direct next year.

Sounds great! Thats how I'd use Riviera points in the future, if I had them, but my budget is already high enough with those 300 direct VGF2 points I want to get.

Considering that only 35 resale contracts for Riviera have been sold this year, and the resort is monumentally early in its resale cycle, there's really no information out there to make an informed opinion as to where its resale price per point will go. No one knows where the price will settle. No one knows how the resale restrictions will affect sales once initial interest wanes. I doubt it will get that low, but its possible, certainly lower than it is now, but who knows how much. I never thought Aulani would get that high, but it did. Stranger things have happened.

Also, sooner or later we're do for some sort of correction from the sky high prices of DVC resale in general. That might inordinately affect Riviera prices too.

I fly down on Thursday with my oldest daughter. The main reason for our trip is to tour Riviera and make a decision if we are buying or not before the incentives change on 8/4.

The question of a blue card vs white card is a easy one with the recent prices of resale. I’m not a fan of the new resale restrictions but I think they are here to stay.

I'm not sure I believe that. I've purchased two of the resale contracts that have sold this year at $138 and $140. Now, the $140 came with banked 2019 and 2020 points on which I paid no dues. I rented them out which brought my net price down to $105. The contract price was still $140. So, I guess a fully stripped contract could be said to be worth my net but my situation was an anomaly in that no one expected the 2019 points were going to be useable at closing given how slow closing and point loading and scarce inventory have been. I would see even fully stripped at 120 plus.

That's not what I said. I said I should offer $100. About 6% of resell contracts have sold at or under $120. My reasoning for a really low price is there could possibly be a reseller who really needs/wants to let go of their contract before MF are due and there are a lot of contracts on the market currently. It could be the prefect opportunity to try and get a low contract.

An issue I had that I didn't see until the tour was the narrow hallways. I have a permanently disabled family member in an expensive but small wheelchair. Just touring a couple rooms, we had to backup twice in the halls to let people pass: one with a double stroller and one with normal luggage. I've never encountered that in a modern US hotel outside, say NYC, and never in Orlando. Imagine these hallways with a bunch of scooters and housekeeping carts and ouch. Accessibility on the Skyliner was strange, maybe exacerbated by the Covid restrictions at the time. A wheelchair skyliner car was a real problem, and that was off peak with empty gondolas whizzing by.

If you think scooters are in your future, Riviera's accessibility is worth looking into and talking about and testing. I consider all the other DVC properties excellent in accessibility (except that annoying door to the Beach Club lobby, which really should have a push button).
 
I did not think about that - but upon reflection those hallways might be a few inches smaller than BWV or Kidani. Not enough to worry most people, but when 2 parties that need a lot of room cross paths, you might need to find a way to yield....

We’ve stayed there with a double stroller and didn’t have any issues. But we didn’t run into anyone with a scooter.
