Timeshare License Issued To DVC For Villas At Disneyland Hotel​

Disney Vacation Club’s newest West Coast project is one step closer to reality.

On August 8, 2022, the Florida Department of Business & Professional Regulation issued a timeshare license to Disney Vacation Developmentfor the Villas at Disneyland Hotel. It also amended the Disney Vacation Club’s Multi-Site Timeshare Project license to include Villas at Disneyland Hotel as part of its portfolio of resorts. It will become the 16th Disney Vacation Club resort and the second located at Disneyland Resort in Anaheim, California.
The license authorizes Disney to sell 16,952 timeshare weeks for Disneyland Resort, which is the equivalent of 326 vacation homes. This is a minor reduction from the approximately 350 vacation homes which had previously been cited for the project. The resort will predominately consist of Deluxe Studio villas, with a small number of 2-person "pods", One Bedroom, Two Bedroom and Three Bedroom villas.

Now that it has a timeshare license for the Villas at Disneyland Resort, Disney could begin marketing it at any time. However, past history indicates it will be several months before sales begin and even longer before the resort opens to guests. Disney received a timeshare license for Disney's Riviera Resort on July 17, 2018, but sales did not commence until more than nine months later on March 27, 2019. The resort did not open until December 16, 2019, seventeen months after issuance of the license.

The timeshare license does not reveal whether Disneyland Hotel will be subject to any resale restrictions as those imposed on Riviera. Such details may not become known until Disney files the resort’s Master Declaration or releases the sales information to the general public.

- Keep in mind not mentioned in the article is that California guidelines are a little tighter than Florida (I think 6 months instead of 9?) and VGF of course was a remodel not a new build.
 
Do we know the expected occupancy for the studios? I always want to pull the trigger on reserving a GCH studio until I remember they sleep 4 (we're a family of 5)

4 according to what the initially released but they got plenty of feedback about that so who knows if they have shifted at all since then. Smoke and mirrors and speculation. Maybe we will get an update at D23? I agree with you - lots of 3-kid families or bringing along a friend or grandma. 5 happens a lot and getting two units just doesn't work for mo$t people and they have so few 1 bedrooms planned (so maybe they added some of those).

Thanks for the response. It throws me off a little at WDW, since many of the ones we look at can sleep 5, but occasionally looking elsewhere (e.g, OKW, AKL) we have to come up with alternate plans. The GCH thing always throws me off too.

Just searched history in this board. They started selling VGC 181 days earlier than the opening.

March 26, 2009 -- sales begin at $112 per point.
Sept 23, 2009 -- opens.

It would be great news if they added some balance to the mix and added a few more 2BR and 1BR units. Would make me more tempted to want to get points there or at least give me more targets to go for at the 7 month window.

So sounds like we might see this for sale early 2023?

My DVC guide was guessing the same as @NorCalDisFan 's timeline when I saw him last week. Feb/Mar on sale, Sep/Oct first guests. Works for me. :-). 5+ more months to save moolah and boom we can all go to Oogie Boogie Bash '23 and stay at the new DVC!

I was just talking to @MrsNVDISFamily today about modifying our schedule for 2023 and adding a few nights in October to try and attend that event. The kids love Jack and the movie (we do too…..)

Edit - what what? March on sale? That's awesome. Aligns with our welcome home trip to VGC stay next year. Looking forward to a tour and some free pins and stuff.

Maybe if you have less money they will get more financial aid. This is the way.
 
You know, after purchasing VGC I think you may be disappointed.
True. But points are points and we'll visit Disneyland Resort a lot over the years. 300 points at VDH could get us an extra 4 to 6 nights in a 2BR? Just adds a ton of flex to our "war chest" of points..... And if my math is right. 300 VHD points X 180 a point (my guess at the discount price) = $54,000

54,000 / 255 (VGC price) = 211. So do I want those extra 90 points for random fun over the years. Bah it's so hard to pick......

In reality I should just focus on CCV points..... I need those more than anything :)

An AMAZING point chart at VDH (+ confirmation of the rumor that there are more 1 and 2BR units) could be what could tempt me. There is also something magical about owning at the OG resort that I have to admit kind of makes me want a few points......
 
That makes sense. There's something special about that. The only other reason to buy is if you really love Walnut St.
Hey, show Walnut some respect. In college I dated a girl who lived in the townhomes at Walnut and Cerritos.

To be honest, I do remember when that Jefferey-Lynne neighborhood south of Cerritos had the highest crime rate in Anaheim.
 
I wonder what the group thinks about this.... Magic Key and should DVC members get priority purchase if/when they open up Magic Key purchases beyond renewal?

Just thinking that Disney is missing a marketing opportunity here to get in front of the VDH opening next year. They could broadcast that DVC members get priority for Magic Key renewal or a small discount (I know wishful thinking) and also include some marketing promo to help you learn about DVC membership if you don't know about it........

Perhaps it's too early for this cycle, but worth a thought. I'm debating on if it's worth it to get a key this year. The thing that scares me is the lower # of reservations allocated to the Magic Keys. Might not be worth it.......

Today's updates on direct pricing is going in a good direction for those considering adding on to VDH. No increase from the base price of 207 and they went back to the June and early July prices that were good for members adding on -

As long as there aren't significant changes in the economy or another major event.... I'm still going to bet that 300 point buy in will start in the 170s to 180s.
