Villas at GF or Boardwalk or Beach Club?!?!

We are looking at a December 2020 trip and I'm trying to decide which resort to book. We will be a party of 5 (maybe 6) - 1 family, 1 couple - all adults except for 1 child. We are looking at 2 BR villas - I think that the space and pricing makes the most sense (vs booking 2 rooms at a mod or deluxe - not really wanting to stay value on this trip).

We used a DVC rental company and stayed in a 2 BR at GF this past October and I'm afraid it has ruined me for all other DVC properties, and possibly all other resorts in general - don't tell the Poly, but I think I loved it even more than the bungalow. :eek:

I am considering either Boardwalk or Beach Club for this coming trip - we will be spending a good deal of time at the Studios and EPCOT, so location makes sense. Have the Boardwalk villas been renovated recently? We stayed in a Studio there in 2017 and were not very impressed - seemed very dated, a bit shabby, and the lighting was very poor (and the bathroom very small) - it is making me a bit hesitant to try again, but the price is really good so it is still on my list.

So, I'd love to hear insights and suggestions to help me decide! Good, bad, indifferent about any or all of these properties - or another resort I should consider?! TIA!!
 
I agree, VGF is stunning, however, we really love BCV and BWV as well simply for proximity to EP and DHS. I wouldn't rule out the new Riviera Resort. We just stayed there last weekend and it was gorgeous and the Skyliner access to DHS/EP and the Boardwalk area was very convenient. I would say, in terms of rooms, RIV is just slightly below VGF. Our 1-bedroom was gigantic and beautiful.
 
The BWV were renovated in 2016. All two bedroom villas at BWV are lockoffs, so a combination of a studio and a one bedroom. BCV were renovated right after the BWV were completed. BCV has both lockoff and dedicated two bedroom villas.
