Hi,

I've been to Orlando before, and decided to go for a Villa direct from an owner for my next trip. I feel there should be loads of questions I should be asking, but apart from the obvious (3 bed, pool etc), what should I be asking of the owners?

Also, anyone have any tips as to good developments? Thanks in advance.
 
We've been twice to WDW & both times rented a villa, & loved it.
We love the freedom a villa gives & feel thet it worth the time driving. Couldn't face sharing a hotel room with our 3 kids for 2 weeks. They aren't little any more!!

This August we were at Windsor Palms which was very new with a great equipped villa. it's just off the 192 near Splindid China very near WDW.

We had a 4 bedroom 3 bathroom & it was great. Best bit of all is your own pool. Dependant on when you go you must ask about pool heating & the cost of it.

Also check out locations & driving times here to check they are correct. When looking at villas for August. we found out some times given were completely out.
 
... if the villas are relatively new (ask how old) the only important question is 'how far from the parks'. Indian Creek is very close.. we've stayed here .. www.crescentvillas.com and are going here www.worthingtonvilla.com at xmas, on recommendation from the first owner, Carole Morgan (as her's was full). I always ask what the pooldeck/garden looks out onto (lake, open ground, street?(!) for privacy) and which way does it face (south obviously best for sunshine). As Disney Owl says, pool heating is important... try to get a deal for inclusive rate, especially if 'off-season'. Small touches that added to our experience were additional TVs/DVD players in the kids' bedrooms.
 
Just a quick point re Mike's post and south facing pool decks. Depending when you go it might be better to ask for a non south facing pool deck :confused: why you ask, well it gets too hot. When outlaws were buying theirs (one of which is south facing) they were warned that a few people have even died from staying too long on their sun deck:eek:

We've been converted to using villas because of the space and own pool and would suggest you check :

If they are overlooked (our first villas at Bridgewater Crossing had the villa behind only a few feet from our pool deck)
Whether the management agents are near by
How easy to get to (on our first visit we were stopped by an English family asking where their villas was as they'd been looking for it for 2 hours :eek: , just what they wanted after a nine hour flight)
Do you need to go somewhere to pick up the keys,
If you've got little ones what pool safety features are on in place,
Security of the villa
Local facilities

That's all I can think of for the time being but I'm sure there are many more.

As has been suggested, ask about any extra costs such as heating the pool.

When we stayed in a villa, we had a couple of problems such as the pool overheating ( I mean as in REALLY hot) and a smoke alarm bleating at regular intervals all night as it's battery was low - it was placed so high that it was impossible to reach, believe me we tried! - so I'd want to know if you can reach the maintenance company easily and how long it takes for them to call. ( In our case we were booked through a big villa agency, and they had it all taken care of the following day).

I'd also ask about towels and bed-linen - is there an ample supply given for the number in your party. ( We had tons of clean fresh towels and spare bedlinen).

Three tips......

Location, location, location.

We had a villa at Southern Dunes on the 27 last August.

Lovely as it was, it was a 35-40 minute drive to the parks.

I wouldn't say it riuned the trip, but it was a hassle we could have done without.

We would have loved to have gone back to the villa on some of the hot afternoons for a swim, but it was just too far.

Lesson learned for next year is all I can say.

Things we like to examine include -

LOCATION!!!!!!! Personally, I don't like staying around Highway 27 area. I know some people like it but I don't. It just seems more out of the way and took ages to get back from WDW at times, even though the owners said otherwise. Sometimes the villas are slightly cheaper there though so that's a plus.

Pool - south facing if possible. Is it overlooked? Some villa pools have fencing around the perimeter outside the mesh so it's completely private. Pool heating costs depending on season.

Villa - we like more space than necessary for the size of our party but that's just personal choice.
We look for extra amenities such as enhanced decor, extra TVs in bedrooms, 2 en suites. Ceiling fans in bedrooms is a must for us as in high summer even ac needs a helping hand.

The villa we use now has all this and more, including a games room in the converted garage and a PlayStation 2 in one of the bedrooms. There are no kids in our party but I was partial to having a game now and then :hyper: It also has TVs in 3 bedrooms and in the lounge. We have used it 2 years running and have already booked for next July. http://www.fobv.co.uk

We used www.1stfororlando.com and stayed in a lovely house at Indian Creek (not to be confused with Indian Point, which is further away east). The management company was brilliant - friendly, fixed our fairly minor problems very quickly and cheerfully.

I keep on going on about this website, but try www.orlando-maps.info for information about the location of the various places to stay. Take no notice of the "five minutes from Disney" nonsense. Indian Creek is on the doorstep and it still took 10-15 mins (from drive to parking lot) on most days.

We've rented villas directly from owners many times and have never had a problem of any kind, but it is very difficult, if not impossible, to 'check them out'. You're not really afforded protection of any kind - it's very much an agreement based on trust.

You do need to make sure they have a local management company and that you are given contact information. I've never come across one which doesn't, but do ask the question.

I suggest you make a list of your requirements. When we first started renting villas, ours was pretty simple, but the more we go, the more we seem to find to add to the list! :rolleyes:

Some things to think about, mostly picking up on what has already been mentioned:

How many are in your party? How many adults/children? How many double/twin rooms do you need? Invariably we travel with friends and we try to find villas with two identical, or very similar, master bedrooms. These are few and far between - most of those which claim to have two or more masters, have just one large master bedroom with an enormous bathroom. Subsequent 'masters' are often double bedded rooms with a much smaller bathroom.

Do you want a jacuzzi? Those with true spas (which can be heated separately from the pool) tend to be on the newer developments.

How important is it to be close to the parks? You will pay a premium for those closest to WDW. Those which claim to be 5 minutes from Disney, are genuinely 5 minutes from WDW <i>property</i>. As we all know, WDW is a big place, so the travelling time depends upon your destination within WDW. You will find, however, that only those in the Splendid China area of west 192 claim to be within 5 minutes of Disney. Those properties <i>are</i> genuinely the closest to WDW, so the 'times to Disney' quoted will give you a guide to their proximity. The link which edie suggests is the best I've found for working out where all the sub-divisions are located.

Do you prefer to be on a newer development? Do you want top-notch furnishings, or just somewhere clean and comfortable? Is cost your key concern?

What time of year will you be going? We pay for pool heating whenever we go (as we always opt for a jacuzzi - not much point having it if it isn't heated), but you will definitely need it outside the summer months.

Check out whether the pool area is overlooked. This factor doesn't seem to make any difference to cost. We tend to go for pools which overlook lakes or conservation areas. At a push (if everything else was exactly what I was looking for) I would accept one with a fence, but I can't imagine staying in one which backs onto the road, or onto another villa.

Do you have to travel to pick up the keys? This might seem like a minor detail, but after a 9 hour flight, it's quite signficant. We once stayed in a villa on west 192 and had to collect (and return) the keys from an office miles east on 192. I will <i>never</i> do that again. Try to get one which has a key-pad at the front door.

New developments are springing up all the time. I used to think I'd got a handle on it all, but I'm starting to lose track! I've got literally hundreds of villa sites saved in my Favorites, so if you post with some of your requirements, I can probably pick some out.

Finally, you do get what you pay for. Does the price seem right for the location, time of year, amenities, standard of furnishings?

Regarding the checking owners out I believe that you can either a) call the appraisers office or b) check online to see the public records and that will give both the owners uk and us address. (I think!! maybe another villa owner can confirm this for me - hey I'm still new at it ;)

We're just behind Splendid China on Rolling Hills and we don't really quote the time it takes but just the number of miles - for us it's 3.5m to Disney's maingate and as you say we're one of the closest.

Definately look for a home which has a keyless entry system or lock box as it's a real pain when you have to go to the Management Company to pick up the keys. This happened to us last year when we stayed on Windsor Palms (before we bought ours), we had to go miles out of our way to pick up the keys only to find that the only thing we were picking up was an information pack with instructions to go back to Windsor Palms where the key was being held by the Security Guy :mad: :mad:

I would definately look in the area behind Splendid China as it's in such a great location with regard to amenities/restaurants etc etc. BTW I'm not biaised because we've got one there, if you check out my signature you'll notice that all the villas we've rented have been in that area besides Hampton Lakes which was on the 27. As nice as it was we felt for us we wanted to be nearer the action but of course it's down to personal preference.

Once you know the county the home is in you can log onto the correct web site and search by the owners name -along winded operation but not many owners will give out the address of their homes too far in advance.Any owner worth their salt will have no trouble asnwering any qustion you throw at them -I have been asked for my man co details on more than one occassion so my guests can check what I say is true .They simply ask if they look after a home on....... and my man co tells them Yes it belongs to Jan who lives in ... in the uk . My home is on the 27 just down from the junction with the 192 and it takes about 12-15 mins to get to the world area -.

Hi there, we are fairly new to staying in villas but would highly recommend to anyone.
Our young son is Autistic , loves water, likes watching videos and makes a lot of noise when on holiday.. hence we now book villas.

Our first trip was a nightmare, the home was situated in the Davenport area. Basically it was a nightmare, the home was nothing like the description provided , was 7 years old and in need of severe re-furbishment. We could not use the pool for 3 days and ended up moving into one at another location after a week, dirty linen etc also...

First tip therefore , search thoroughly and do not rent one more than 4 years old, the homes get so much stick from the weather you are reliant on the owners keeping them in good condition - not suggesting that most don't.

A private pool area, preferably fenced is also an advantage for extra privacy.

South facing, you get the sun all day. West from mid morning till dusk. Either are fine.

Location, would recommend Indian Point and Cumbrian Lakes, both in Kissimmee just off the 192, easy access to restaurants, supermarkets and the I4. CL is newer but there are homes at IP also that are recently built.

Ensure that plenty of photos of your villa are available and that they are all recent.

Price, no need to pay more than £450 per week, haggle if necessary.

Ceiling fans in the bedrooms are an advantage as some villas can get a bit warm at night without them, I know A/C is always available but the temperatures tend to be regulated throughout the home rather the nice icey blasts you get in most hotel rooms.

Alarms on patio doors - that mostly lead to the pool - if you have infants.

Although there are only 3 of us, we tend to find that the nicer homes are all 4 bedroomed, not sure why and no offence intended to any owners!

Not sure about pool heating as we have never needed it yet, usually travel in May or September so no requirement.

Can recommened vr360homes.co.uk as a good site to look at, you get 360 degree views on the properties, bedrooms etc so you can get a good feel about the villa, please mail me if you have any other questions.
 
the homes that need a lot doing to them are usually owned by people who rent out at silly money therefore they are not able to cover costs. As for haggling .... we won't go there
 
JANNYANS - you may be right, but the 'owner' in question charged a reasonable price £400 per week but had just not kept his property up to standard, or his website.

lisag1, you get what you pay for? hmm, depending on the owner's you can get a great villa for less than £450 per week you don't have to pay the earth for them...using the 'there are only three of us' scenario we find that many owners will reduce price to accomodate.
