I am set up to receive emails of resale listings through TSS. I noticed today that there was a 25 point VGC resale listed today. The part that really shocked ne was they were asking $112 per point plus $322 for closing. That comes out to just short of $125 per point! I know all things are negotiable, but that seems way, way, way overpriced considering current incentives at VGC!
 
Having only looked at a few Timeshare emails, I have noticed the smaller contracts sell for more per point than do the larger contracts.

The Timeshare Store, Inc. has yet to sell a VGC resale so we are not sure what the true "market value" is yet for this listings. We have suggested the sellers price their properties on the high end as then can always come down in price, however, can't start low and go high. Most likely buyers will present offers on this property and then the seller will either accept, counter or be firm at their price. Once time passes and we have sold a bigger sample then we should be pricing them in the correct range.

The 25 point listing at The Villas at Disney's Grand Californian Hotel® & Spa did go "sale pending" Wednesday evening. I can't disclose what price it sold for in case the buyer falls through (state of Florida gives every buyer 10 days to cancel resale purchase) and we have to put it back on the market.

there are no incentives at the 25 pt level - if i add-on directly as a member, i would still pay $112 (although i would save on closing costs.)

if i were a nonmember and only wanted a tiny VGC contract, i would have no other options. the supply of available 25 pt contracts is very small - disney won't sell me one even at $112 per pt - so if i really wanted it, i would have to expect to pay a lot. (but i can't imagine what a nonmember would do with only a 25 pt contract at VGC due to the high per night costs...it's only 4-5 nights every third year...)
 
If a person wanted or could afford only a 25 point contract VGC or BLT would be attractive over time because of the low MFs. Over time it could be the cheapest small contract you could buy.
