Vero Beach Resales Prior to 1/1/96

Dear Friends,

I just wanted to point out something important to potential Vero beach resale buyers. If you are able to find a contract that was purchased prior to Jan 1st 1996 you can get a maintainence fee that is currently about $75 cheaper then people who bought after that date. I would suspect that the contracts signed prior to the above date may hold a higher resale value but I have never seen any differentiation between prices. The reason behind this is that Vero beach was the first resort away from Disney's theme parks and projections that were made were found to be inaccurate. In order to adjust the difference in the maintainence structure DVD decided to give those members an annual operating assessment credit, this credit adjusts every year and IS transferable, the credit is good until Jan 31 2042 which is the term of the ownership interest. I hope this helps anyone looking into Vero Beach resales.

The 2004 difference $.6989 per point. (This is before any tax adjustments.)

Since this only covers contracts sold during the first three months of Vero's opening they may be difficult to find. But, as Vince points out, they do come with "value-added".

I actually bought into Vero in JULY 95, we purchased from a neat model that was set up in the old sales center at OKW sight unseen, I am not sure when they officially started selling contracts though. Who knows what precentage of total Vero contracts have the assessment credits, but I agree with you they may be hard to find. Back then they gave us the free passes until Dec 99, the groovy picture that put us with Mickey and friends in the hot air balloon, 0% interest rates, $62.75 pp, sundae's at the mini ice cream parlor at the end of the tour, man those were the days !!!

You do realize the key was the ice cream sundae? ;) I had no idea what DVC was and certainly no intention of buying until I bit into that sundae one fateful day in May 1993. ;) I agree -- those were the days!
 

So it would make sense for Disney to buy up the resales prior to 1996 because of the maintenance fees. Could then in turn change them to the higher maintenance fee price?
 
Yes that would make sense to me, I guess it depends how many contracts were sold in that 6-7 month period, not sure what that would add up to in savings for them though. But I think the people who bought contracts prior to 1/1/96 are paying roughly the same dues as OKW members, I think when I bought they were actually a little bit less if I remember correctly.
