What is the deal with the 2 different MFs at VB? If someone was to buy a resale at VB should they assume they will get the higher MFs? The difference is $1.43 a point, that will add up very quickly.
 
My understanding is that there was supposed to be an expansion (of something to that effect) at VB that never happened. Owners who were told of that have subsidized fees because of it.

When you buy a resale contract, I have read that the MF's, if they are subsidized, will carry over to the new owner. If they are the higher rate already, than that is what you will get.

When VB was first announced, it was projected to be larger and those who bought early on were stated MF's based on the larger resort. Yes, the difference in MFs is significant. I have heard different versions as to whether the lower fees transfer to the new owner.:confused3 We pay the larger amount, and we bought resale.

I requested a VB subsidized contract when I bought and was told that only the orginal owners got the subsidized dues.

With resales, the "subsidy" does not transfer over to the new owner. I really tried to get one of those.....:mad:
 
Vero, when first offered, was supposed to have another building on the resort side and several more on the opposite side of the road. That is why there is the drive through underpass below the road and the maintenance building on the other side. Those who purchased before DVC changed their plans get the member fees calculated as though there were 266 units sharing the common costs instead of only 175.

That's also why the Inn first floor has so much floor space, as they had planned that it would handle check-in and dining for 266 units.
 
If you can find one, the subsidized dues will be transferred to the new owner. There are not a lot of those contracts at all, let alone on the resale market, but they are available. They were available only on those contracts sold thru about the end of 1996. The original subsidy ended at that time and the higher dues have been in place for all contracts sold thru DVC since then.

AS Doc posted, only the contracts that were sold prior to the announcement that VB would not have as many units as originally promised have the subsidized dues. You cannot buy those contracts directly from Disney. You would have to buy one of those specific "already has subsidized dues" contracts via resale to get the lower dues. It's not something you can request.

You can look for such a contract or even tell a broker that you want one of those, but you may be waiting for a long time - maybe forever to find one. As you can see from the other posts, any of those contracts that become available for sale will be very popular. My guess is that such a contract wouldn't even make it to a re-seller's website.

With The Timeshare Store, Inc.® we will advertise that a Vero Beach contract has subsidized dues. The subsidized dues do pass on to the new buyer. These listings are very rare as most owners of these contracts are not looking to part with them. When these listings do come into our inventory they typically sell very quickly.

If you don't see one of our Vero Beach listings advertised as "subsidized dues" you should assume it has the higher annual dues of $6.61.

I am the lucky owner of one of the subsidized contracts which I purchased via resale a number of years ago. But I'm not selling! ;)
