VDH Questions for Purchasing

Offer price, add them up. Subtract closing and doc prep fees. Divide by 150
What is standing out to me the most is what you told me from the very beginning, that its only $1 pp difference going from 150 to 200 points which is not exciting at all and not necessary imo. A better incentive could push me to 200 but not this one.
 

Here is the dealio with 150 (however you break it up). You won’t be able to sell any of the 50’s without first buying a 50 then selling. (To maintain status if minimum still 150 for DVC-Y). Save some closing cost. 70/80..just saying 😉

$7600 incentives buying 200 points
$5450 incentives buying 150 points

200 Points with Magical Beginnings

$700 extra to split three ways
Potential of $1500-$3000 in the future to resell small contracts over large
Definitely 3 way split for 200 points
Magical beginnings $4000
$38,498 after MB
187 per point after MB

200 Points Without Magical Beginnings
$42,498.45
207 pp without Magical beginnings

20% Down payment on 200 points is $8499.69 with or without MB
$2833.23 split into 3 payments
$2124.92 split into 4 payments
This is pretty close to the direct 200pt VDH contract we split into 2- 100pt contracts, a couple weeks ago.

Keep in mind that future changes to the Contract Administration Fee could eat into the higher resell potential of smaller contracts if Disney decides to increases it over time.

Is there a reason to not include closing / doc prep fees in point calculations?
Personal choice. But when you see anyone quoting price per point for direct they are never including closing costs in their quotes. While yes it's important for the bottom line for personal finances, it's not something that is included when speaking in price paid per point.

Next, even for resale in the ROFR thread, closing costs are not reflected in the price per point only in total cost.
